Seller’s note
From the moment we passed through the gates at Rowan House, we knew we had found something extraordinary. The sense of space, privacy and quality was unlike anything we had seen. Situated in nearly an acre of beautiful gated grounds, the property felt both imposing and wonderfully peaceful. On entry, the stunning curved staircase immediately drew our attention, setting the tone for a house where thoughtful design and exceptional craftsmanship are evident at every turn. What captivated us most was that Rowan House never felt like a standard executive property. The limestone and cherry wood floors, bespoke curved walls, the impressive master suite with its incredible dressing room and private balcony, the cinema room, the comfortable and generous reading spaces come together to create a home with real personality and presence. We have invested significantly in the property, creating a spectacular outdoor kitchen and entertaining space, with a bar, fireplace and seating, as well as extending the koi pond into the stunning feature that is the koi carp pond at the heart of the garden. Watching the koi glide in the water from the living room, terrace or kitchen is endlessly soothing and is one of the things we will miss most. The house has hosted countless family and friends’ celebrations. The open-plan kitchen, dining and living area flow effortlessly onto terraces through bi-fold doors, making indoor-outdoor entertaining seamless. The cinema room, with its wood-burning stove, has hosted everything from family movie nights to major sporting occasions, while the annexe games room has provided the perfect space for guests of all ages. Our favourite place is undoubtedly the principal suite. Enjoying a quiet coffee and fresh pastries on the balcony while gazing at the gardens on a Sunday morning is wonderfully tranquil. The dressing area is a dream, and the luxurious en-suite bathroom provides a true retreat from the world. Rowan House gave us everything: a space to entertain, a space to work, a space to relax and a space to grow as a family. With excellent nearby schools, strong transport links and a friendly village community, it’s a wonderful place to call home. Leaving will be incredibly difficult, but we hope the next owners will love it as much as we do.

A brick wall with double wooden gates opens onto the gravel driveway offering ample parking and access to the double garage with a shower room and an office above with kitchenette. On entering, the accommodation is beautifully presented throughout and includes three reception rooms and a brick fireplace with a wood-burning stove leading to the dining room. French doors from the dining room and a single door from the sitting room give access to a covered outdoor seating area. The kitchen/breakfast room features a central island, a brick fireplace with a wood-burning stove, a large dining area for casual family meals and a comfortable sitting area with French doors opening onto the rear garden. A utility room with garden access and a cloakroom/shower complete the ground floor. Upstairs, the principal bedroom benefits from a Juliet balcony overlooking the rear garden and an elegant en-suite shower room. The second and third bedrooms are spacious doubles with two side windows, each with an en-suite bathroom. Bedrooms four and five are also doubles and share a family bathroom. A balcony, accessed from the landing, is a perfect spot for reading or enjoying a quiet morning coffee. To the front, a brick wall bordered by mature hedges and trees provides a high level of privacy to the house and front garden. The rear garden is mainly lawned with an abundance of mature trees and shrubs, a wide variety of plants and a paved terrace. There is also a path leading to the river. Seller’s note: it was the street-front appeal that first drew us in. “We had a brief chat with the agent about the property, but it wasn’t for us during our first stroll. We really liked another house on the same street and, when we spoke to the office the next day, we realised we had looked at the wrong house and that this was the one we wanted to sell, so everything turned out perfectly in the end,” say the owners. “And when we saw the right property, we fell in love with the spacious rooms and the large garden. We saw the potential to create our ideal family home and we set about making the changes needed. We demolished part of the house on the side and created a new extension to balance the look and layout. My office is in this new part and it is a calm environment where I enjoy spending time, not only working from home but also reading my books.” “The property extends to more than half an acre. We have space to park up to 10 cars at the front, which is useful for entertaining, while the rear garden is mainly lawned with mature trees, shrubs, lovely flowers and a natural area that attracts a wide variety of wildlife. The garden is a pleasant place where we have hosted barbecues, baby showers, birthdays and family gatherings with the children moving around the island and hiding in the shrubs.” “We spend a lot of time in the large open-plan kitchen/living area. It’s just as good for large gatherings as it is for sitting by the wood-burning stove, taking in the view of the garden. The living room is a cosy space where we watch TV and unwind, but I think my favourite spot would be the conservatory. It’s a covered corner in the garden that provides shelter even on rainy days. On the first day here, I sat with a cup of coffee and enjoyed the scent of summer in the rain. Paradise.” “We have easy access to the surrounding road network, to the bus service and to the railway station, from which we can visit National Trust properties as well as friends and family across the country. We have excellent facilities within walking distance and there are charming pubs and restaurants a little further afield. It’s a wonderful walk or cycle along the river into town or to St Ives and Cambridge.” Village information Hartford village lies on the northern bank of the Great Ouse river, about 2 miles east of the bustling market town of Huntingdon. The village has an charming marina with river access, pretty riverside walks, and Hartford Mill, overlooking the river, is a popular family pub offering a selection of food and drinks as well as a carvery. The village is adjacent to Huntingdon’s 34-acre Riverside Park terminating at the church, in a beautiful riverside setting. The village has ample facilities to meet daily needs, and the village hall hosts many clubs and local societies. The nearby town of Huntingdon has a lively High Street and weekly markets, plus a range of pubs, restaurants and sports and leisure facilities. Transport Hartford has easy access to the A141 linking the A1(M) and A14 to Cambridge and Peterborough as well as the national road network. SITUATION & LOCATION
With centuries of history, Lord Mayor’s Cottage is a distinguished thatched Grade II listed residence believed to date back to the 15th century. The property is closely associated with Sir Henry Barton, Lord Mayor of London in 1416 and 1428, who reputedly lived here during his lifetime, adding a remarkable historical link to an already captivating home. According to Historic England, the house is mainly a 17th-century building with a late medieval core and early 19th-century alterations. Predominantly timber-framed and plastered, with external framing exposed, the cottage displays a wealth of architectural details typical of its long evolution. The charming thatch roof is punctuated by gabled dormers, while a prominent red brick and flint central chimney rises above the ridge. Traditional eighteenth- and nineteenth-century casement windows feature leaded lights with delicate arch muntins and decorative Gothic-style stained glass. A stone-slag slate canopy, supported by slender posts, shelters the nineteenth-century paneled entrance door, while inside the building reveals further historic craftsmanship, including cross-braced studs and heavy floor joists embedded in the cross-wing that may date from the 15th century. Rich in character and authenticity, Lord Mayor’s Cottage occupies a charming and highly private setting within gardens and grounds extending to about 1.4 acres (subject to survey). These elegant grounds slope gently to the banks of the River Lark, where the property benefits from fishing and mooring rights.
Over the years, the house has been carefully enhanced and modernised with sensitivity, ensuring modern comfort while preserving its historic charm and architectural integrity. Today, it offers a versatile home split across two storeys, where a sense of heritage and craftsmanship is immediately evident on entry. At the heart of the house is a beautifully appointed kitchen, fitted with bespoke solid wood units and polished granite work surfaces. An Aga electric oven provides warmth and character, while a central island with a traditional butcher’s block top offers a perfect space for informal dining and food preparation. The adjacent timber-framed garden room is a particularly welcoming space, allowing enjoyment of the gardens across the seasons. Elsewhere on the ground floor are several cosy reception rooms with open fireplaces, a formal dining room, a comfortable sitting area, and a separate study. The accommodation is arranged over two floors and comprises four bedrooms, complemented by a ground-floor bathroom and two cloakrooms. On the ground floor, the principal bathroom is superbly appointed and includes a striking independent copper bath as well as a separate shower. Among the practical ancillary spaces are a dressing room, a laundry, and a fully gas-fired central heating system.
THATCHED ROOF
The main thatch roof is constructed with Norfolk reed, the best material for a thatched roof, with an anticipated life of 70 to 80 years. As a more flexible material is required to shape the ridges and decorative features, long straw is used on these parts. This life is 15 to 20 years. (THATCHERS IN SUFFOLK – THATCHERS IN NORFOLK). The long thatch ridge and decorative elements were replaced in May 2026. In addition, the timber frame was fully renovated in 2024/25.
THE VILLAGE
The historic village of Barton Mills lies on the southern bank of the River Lark and offers a welcoming rural community with a rich heritage. According to linguist Eilert Ekwall, the name derives from Old English meaning “maize farm near the mill,” reflecting the region’s long agricultural history. Today, Barton Mills retains a strong village spirit, with an active village hall, a renowned church and several popular pubs serving as social hubs for residents. The village is ideally placed for access to the region, located only nine miles from the renowned horse-racing town of Newmarket and about fourteen miles from the historic market town of Bury St Edmunds, both offering an excellent range of shopping, dining and leisure facilities. Located just off the A11, Barton Mills also offers easy links to Cambridge and London, making it an attractive setting for those seeking village charm with convenient access to major centres.

The front garden is attractively planted with a variety of shrubs and flowering plants, while a traditional lychgate provides a charming pedestrian entrance directly from the village street. The gardens and grounds extend to about 1.44 acres (subject to survey) and form a distinctive feature of the property. At the rear, landscaped lawns and established planting create a series of tranquil outdoor spaces, including an outdoor entertaining terrace, a small ornamental pond with rocks, and a much larger animal pond fed by two natural springs. The property has direct frontage to the River Lark, where calm waters and the natural bank attract abundant wildlife. Otters and deer are frequent visitors, while in summer the clear water reveals fish species such as chub, pike and gudgeon. The gardens also provide a haven for many bird species, enhancing the sense of rural tranquillity.
Within the grounds sits a particularly enchanting feature called the “Secret Rose Garden,” a secluded entertaining space surrounded by meticulously pruned yew hedges, creating a peaceful private retreat. Nearby, a cedar-framed conservatory, productive kitchen garden beds and a variety of fruit trees offer excellent opportunities for kitchen gardening.
