A superb, detached summer house enjoys stunning views across the surrounding countryside and provides an inviting space for entertaining, relaxing or simply taking in the views.Properties of this calibre seldom come to the open market. With the character and elegance of a Georgian country home, stylish interiors and extensive equestrian facilities, Bridge Farm offers an exceptional rural lifestyle while remaining within easy reach of Boston and excellent road and rail connections.Sellers' insights"We've lived at Bridge Farm for 14 years and it's been a fantastic place to raise our family. The children have loved having so much space to enjoy, both in the house and outside, and they've grown up exploring the surrounding countryside. It's such a peaceful setting – you're not overlooked, there's a real sense of privacy, and it's simply a lovely place to call home. The approach to the house always makes an impression. As you come up the driveway, the Georgian frontage and beautiful lawns gradually come into view, and it still gives us that same feeling every time we arrive home. Inside, we've invested a great deal in updating the interiors, but always taking care to respect its character. Outside, we've added the stables, summer house and decking with the hot tub. The topiary and seating areas have evolved over the years, creating somewhere we love to spend time with family and friends or simply sit back and enjoy the peace and quiet. The house has grown with our family over the years. The layout is incredibly versatile, with plenty of living spaces so everyone can spread out, while the one-bedroom annexe has been used for everything from multi-generational living to a home office. When the children were older, we added the detached summer house, giving them their own space with a pool table, television and games area. They absolutely loved it, but it's equally suited as an entertaining space, home office or studio. The house is wonderful for entertaining. Christmas celebrations have been particularly special, and it's a home that's equally suited to larger occasions as it is to quieter evenings with family. The paddocks and fields are perfect for equestrian pursuits. My daughter keeps her horses here, so everything has been set up with that in mind. The stables and outbuildings all have power and lighting, the paddocks are securely fenced, and there's still plenty of scope for a new owner to adapt the land further, whether by creating an arena or enhancing the existing facilities, subject to the necessary consents. You can ride straight out from the grounds into the surrounding countryside. There are some lovely hacking routes straight from our property, so you can enjoy hours of riding without needing to transport the horses anywhere.Swineshead has a good range of amenities, including local shops, a GP surgery and a rail station. It's also an excellent area for families, with a well-regarded primary school in the village, a choice of schools in neighbouring villages, and highly regarded grammar and non-selective secondary schools in both Boston and Sleaford.Although the house feels wonderfully rural, it's surprisingly well connected. The A17 is just moments away, providing easy access towards Sleaford, King's Lynn and beyond, while Swineshead station offers direct services to Nottingham and Grantham, where you can connect to London.Bridge Farm has been an incredible family home and we'll be very sad to leave. We hope the next owners will enjoy everything it has to offer just as much as we have."Key Features: Handsome Grade II Listed Georgian residence blending elegant period architecture with contemporary styling

Hagbeach Manor is a house that blends Georgian architectural elegance with a remarkable sense of calm and seclusion. Grade II listed and set on about 1.75 acres on the edge of Whaplode, the property is surrounded by mature gardens, open moorland skies, and carefully designed plantings that have evolved over the years into something truly special. Next to the main house is a substantial former car shed with additional accommodation, while the grounds themselves have become an intrinsic part of the property’s identity, shaped with extraordinary care and imagination. The current owners were drawn not only to the house itself but also to how it sits in its landscape. Unlike many formal Georgian houses that face the road directly, Hagbeach Manor is side-on, facing south, through its gardens and the open space beyond. This orientation gives the property a wonderfully sheltered and private atmosphere, with greenery and mature plantings visible from almost every room. The relationship between the manor, the outbuildings and the surrounding grounds immediately creates a sense of calm on arrival.
Although listed as early as the 19th century, records suggest the origins of the property could date back to 1727. Architecturally, the house retains a restrained and distinctive character, with handsome brick diapering, elegant casement windows and unusual double-toothed detailing beneath the eaves. Particularly striking are the curved entrance walls leading to the former car shed, laid out with decorative pinnacles and stone ball finials that give the approach a distinctly Regency atmosphere. Inside, the house extends to over 3,300 sq ft and retains a wealth of original character. The main reception rooms are elegant without feeling overly formal, combining generous proportions with a welcoming warmth that reflects how the house has been lived in over the years. High ceilings, casement windows and period fireplaces appear throughout, while original shutters and decorative recessed arches remain in the front reception rooms.
The owners have approached improvements with care, aiming to enhance the house while preserving its atmosphere and original proportions. The palette in the principal reception rooms was chosen specifically to complement the Georgian detailing, with soft Wedgwood blues sitting comfortably against the built-in alcoves and fireplaces. In the main reception room, wide original Georgian pine floors have been laid, adding warmth and texture beneath the high ceilings. One of the most characterful rooms is the adjacent family room to the kitchen. Here, a inglenook fireplace was discovered during renovations, revealing the original opening hidden behind later bricks. A substantial wood-burning stove now sits in the brickwork niche, creating what the owner describes as the true heart of the house during winter months. The room exudes a wonderfully relaxed atmosphere, balancing the scale and proportions of the Georgian house with the comfort expected in a family home.
At the rear, the kitchen and garden form the daily hub of the home. The owner envisaged an orangery-style extension that would naturally join a Regency-era property, and the result is a bright dining/entertainment space that remains perfectly in keeping with the house’s original architecture. An extended glazing and a vaulted lantern draw sunlight into the room throughout the day while framing views of the surrounding gardens. The kitchen itself retains a practical farmstead feel, combining painted cabinetry with exposed brick details and a stone floor. Local ashlar stone flags were used in the orangery area, while Lincolnshire reclaimed red bricks from a 19th-century barn were incorporated into the garden walls outside. The bedroom suites are arranged on the upper floors, where the generous proportions remain. The ground floor comprises four bedrooms, plus a family bathroom and an en-suite, while an additional room provides flexibility as a dressing room or occasional bedroom as required. Throughout the house there is a strong sense of light and openness, enhanced by tall casement windows and elevated views of the gardens.
Above, two attic rooms occupy the second floor beneath spectacular vaulted ceilings with exposed structural beams. These timbers still bear roman numerals used in the original construction, adding another layer of historic character. The upper floor offers some of the house’s finest views, with distant marshland panoramas and vast Lincolnshire skies stretching to the horizon. The owner describes this level as one of their favourite parts of the house for this very reason.
Separated from the main house, the former car shed provides a substantial annexe spanning almost 900 sq ft. Configured with a reception room and a kitchen-diner on the lower level and two bedrooms above, the building offers great flexibility for guest accommodation, multi-generational living or independent workspace, while the adjacent open carport retains attractive original details, including brick pillars and historic feeding bays.
Yet many would argue that the gardens define Hagbeach Manor most memorably. Over the years the current owner has created an extraordinary landscape inspired by Regency garden traditions, balancing a formal structure with a more naturalistic approach intended to encourage wildlife and biodiversity. A lime-tree-lined avenue leads through the grounds to a formal walled garden centered around a fountain. Espalier fruit trees line the walls, benefiting from the heat retained by the masonry. The owner notes the south-facing walls grow exceptionally sweet peaches during warmer summers. The scale and variety of planting across the grounds are remarkable. More than 120 fruit trees have been planted, including apples, pears, greengages, damsons, plums, apricots and figs, as well as older and relatively rare varieties such as quince, medlar and mulberry. Many of the apples are historic East Anglia and Lincolnshire cultivars, bearing evocative names such as Bollingbrooke Beauty and Allington Pippin. The gardens are productive and beautiful. Over the years, the owner has produced cider, apple juice, quince paste, jams, elderflower cordial and damson gin from fruit harvested on the estate. From early summer to autumn there is almost always something ripening somewhere in the orchard and veg garden zones.
Equally important has been the creation of a landscape that actively supports wildlife. Long grassy pathways run through the gardens, while native hoverflies, hawthorns and sloes provide shelter and nesting for birds. Willows, oaks, chestnuts and poplars add structure and shade, while formal yew hedges introduce a more architectural element in keeping with the Regency inspiration behind the planting scheme. The results have been extraordinary. More than fifty species of birds and twenty species of butterflies have been recorded in the gardens, while swallows return each year to nest in the outbuildings. Four ponds attract frogs, toads, dragonflies and damselflies, and deer move discreetly across the grounds. The owner describes evenings spent outdoors listening to owls overhead, watching wildlife emerge at dusk and feeling completely detached from modern life pressures, while the property remains well connected to local amenities.
Hagbeach Manor is ultimately more than just a imposing period house. It is a carefully crafted property over decades into a deeply private and tranquil rural home where architecture, gardens and landscapes coexist in harmony. Located in the tranquil Marshes countryside on the outskirts of Whaplode, the house enjoys a remarkable sense of seclusion while remaining well connected to the region, with access to Spalding, Peterborough and rail links to London. The combination of Georgian character, flexible accommodation and exceptional gardens creates a home with an authentic atmosphere and individuality, offering beauty and serenity.

To complement the main house, Treetops is a detached brick building clad in larch, with a double carport, a garage and a log store beneath, and an open-plan living space of 22 feet above with a kitchenette, a bedroom and an en-suite bathroom. Ideal for guests, extended family or holiday letting. The gardens are beautifully landscaped with an impressive array of mature trees, wide lawns, formal borders, secret gardens, wood-scaped avenues and a generous paved terrace with a trellis adorned by fragrant climbers. East Heckington is a picturesque rural village offering convenient access to amenities, towns and transport links. The large village of Heckington is within five minutes' drive and offers a wide range of shops, leisure facilities and a rail link to Grantham, Peterborough, Nottingham, Lincoln and other towns. Road links are good, being close to the A17, A52 and A15. Grantham and the A1 are accessible in around 30 minutes by car. Seller’s note: “After a thorough search, we arrived at Elm Grange and it simply took our breath away. From the moment we walked in, we knew we had found something really special.” “What makes Elm Grange so special, in our view, is that it is both an exceptional entertaining venue and incredibly warm; we use every room year-round, and whether hosting informal gatherings or grand celebrations, the house adapts beautifully to the occasion, offering both scale and privacy as required. The house offers exceptional space and light throughout, on a gentle elevation, which benefits from a subtle multi-level design that adds interest and a sense of privacy to the whole.” “The house is very special at Christmas, visitors are welcomed in the entrance hall to the formal dining room with the crackle of log fire, and thanks to the large bow window, can enjoy the wonderful garden view. The kitchen, with its spectacular glass atrium adjoining it, is truly the heart of our home and provides a very versatile space equally suited to relaxed family living and stylish entertaining.” “Considered to date from around 1845, Elm Grange is as beautiful outside as inside, and the tranquility of the gardens has been one of the most treasured aspects of the house. The gardens offer many peaceful spots, with secret gardens, sunny terraces and bluebell woods, for which we are truly spoiled by choice. The wide lawn extending to the south-east has also served as a heliport, but we simply loved this spot for walking our dogs.” “The remarkable variety of mature trees scattered around the grounds is a legacy of the former owner, a keen ornithologist who carefully planted many different species specifically to attract wildlife. It is truly extraordinary that a garden of this age presents with such maturity and depth of character. Notable specimens include Douglas firs, Atlantic cedars, Monterey pines, tulip trees, ginkgos, wisteria, chestnut and Monkey Puzzle, all contributing to a lush, layered landscape. The result is not only visually impressive but also a wildlife haven, with birdsong heard year-round reflecting the garden’s success.” “Elm Grange was extensively renovated about 20 years ago, preserving its period charm while modernising key aspects of the property. In recent years we have continued improvements with thoughtful work, including a new boiler, modernised bathrooms and contemporary appliances. The most significant addition is Treetops, completed in 2020, a substantial detached annexe built in brick and clad in larch, offering open-plan living down to ground level and generous parking on the ground floor. We wanted to create a practical family house whilst retaining its original character and the generous plot also offered enormous potential to redesign the gardens and make better use of the outside space.Over the past four years, the property has undergone a comprehensive programme of sympathetic renovation and reconfiguration. We removed two dated rear extensions and replaced with a carefully designed extension, creating the light-filled kitchen and family room that now forms the heart of the home. It is a wonderfully versatile open-plan space that works well for both family life and entertaining and effortlessly connects the house to the was important to us to keep the individuality of the original house while improving its overall flow. We love the contrast between the contemporary kitchen and family space and the traditional reception rooms, each of which has its own distinct character. Original features, including exposed beams, stone fireplaces and traditional joinery, have been carefully retained throughout. The renovation has extended throughout the house, with a new kitchen, new bathrooms and complete redecoration, alongside a range of sympathetic improvements. Particular care was taken with the restoration of the original stonework, including the removal of cement pointing which we replaced with traditional lime mortar. The gardens have been completely transformed. Previously rough ground has been landscaped to create different levels and places to sit and enjoy the gardens throughout the day. Beyond the formal gardens, a pathway leads to what we call the 'secret garden', where you will find a traditional garden store, greenhouse and vegetable beds. There is planning permission to convert part of the detached garage into a home office with its own entrance door, staircase and shower room, offering future owners the opportunity to put their own mark on the property.Harlaxton is a wonderful place to live, with a strong village community and a range of everyday amenities, while Grantham's excellent schools, mainline rail services and access to the A1 make it particularly well suited to both families and commuters."Key Features Exceptional Grade II listed home set in the heart of the sought after village of Harlaxton

On the edge of Market Deeping, where the town gives way to open countryside and watery meadows, Mill House sits quietly in an apparently timeless setting. This beautiful Grade II-listed Georgian house, dating from 1782, stands at the edge of the old mill stream, whose walls rise directly from the water in places. With around fifteen acres of grounds, an enchanting network of gardens and a rich heritage as part of a historic grain mill, Mill House is a rare blend of elegance, privacy and rural character. Formerly part of an active maize mill, remnants of this past remain on the horizon. The mill stream’s flow remains central to the property, winding beneath the terrace by the house, which formed the base of the original mill, and across the landscape. The property also includes the mill canal, a purpose-built channel that directs water through the old mill galleries, as well as a downstream mill pond that helps regulate the flow through the estate. The original weir structure is itself listed, forming a beautiful and essential part of the historic setting. The upkeep and ownership of the sluices that control water flow on the site are managed by the Environment Agency, giving owners peace of mind. These sluices allow fine adjustment of the water level as required, though daily intervention is rarely needed. At the rear, south-facing, the house opens onto a broad stone-banded terrace that extends over the mill stream. It provides a wonderful place to sit and hear the water running below. From there, views extend across the estate to the outbuildings, tree-lined pastures and meadows beyond. The constant sound of flowing water adds to the calm, contemplative atmosphere that characterises this exceptional house. The gardens themselves are full of character. A large south-facing lawn extends from the rear of the house, framed by mature trees and hedges. It gives way to more secluded spaces: secret gardens, quiet avenues, and even an tree house. Water flows from the mill stream in front of the house via a small stream and a pond to the Welland River, which forms the southern boundary of the property. Throughout the garden, planting is mature and thoughtfully arranged, wisteria softening the stone facades of the house. Patches of wilder garden and tall grasses promote biodiversity, and the estate’s natural gravel base ensures any seasonal surface water runs quickly and cleanly. Beyond the gardens, several traditional outbuildings offer potential for a wide range of future uses. This includes a greenhouse, an old dovecote, a large garage with a pool room at one end, a log store and another storage barn. A barn houses a billiard room on its upper floor, reachable by a spiral staircase. Subject to the necessary permissions, many of these buildings would be ideal for conversion to annexes, home offices or holiday lets. The presence of paddocks adds even more versatility to the estate. The owners previously kept sheep that grazed on these open fields, but they are currently used solely for hay production, baled and taken away by a local farmer once a year. A generously sized outdoor pool is positioned in a quiet area of the garden, with a pretty pool hut beside it. Surrounded by mature plantings and hidden from view, this space feels completely private, perfect for relaxed summer days and entertaining. Inside, the house is arranged over three floors, with a generous yet practical layout. The main entrance hall sets the tone with its quarry tile floor. Light floods in from a glass roof above the staircase, illuminating the full height of the central core of the house. The staircase itself rises elegantly in a curve, connecting the ground floor to the first floor. On either side of the hall are well-proportioned reception rooms. The sitting room stands out, with finely detailed cornices, hidden windows overlooking the garden and an elegant marble fireplace. The drawing room is equally impressive, with a large Clipsham stone fireplace with a wood burner, a stone floor beneath, and a dual aspect that fills the room with natural light. Adjacent to this room is a formal dining room. It should be noted that all principal ground-floor rooms benefit from functional wooden shutters that help retain heat in winter and provide an extra level of security. Other ground-floor rooms include a garden room that sits almost above the mill stream and a cosy room next to the kitchen. The kitchen is well placed at the heart of the house, fitted in a classic shaker style and equipped with a gas AGA. It has clear potential to be updated to taste. The ground floor houses three double bedrooms, two of which have en-suite bathrooms, as well as a family bathroom. There is also a study on this level, which could serve as a fourth bedroom or a dressing room for the principal bedroom if required. The second floor – accessible via the servants’ stairs – contains two additional bedrooms, one with an en-suite and a smaller room that could be ideal for extra workspace or additional living space. Throughout, interiors are neutral and well maintained, and though some elements may feel traditional, the proportions and natural light give the home a calm, unpretentious character. With careful redecorating, there are many opportunities to unlock the full potential of these rooms. Managing the watercourses surrounding Mill House is straightforward and reassuring. The Environment Agency remains responsible for the property and for maintaining the river bed and banks, as well as the sluices. They undertake annual vegetation clearance and bank maintenance, ensuring the mill stream remains clear and attractive. The upstream spillway automatically manages floodwater, diverting excess flow safely to the back current. With an established maintenance relationship and a trouble-free history of ownership, buyers can have confidence in the ongoing management of this stunning environment. Mill House’s unique combination of natural water features also adds a subtle layer of security, the property being naturally bounded by watercourses. Access by strangers is effectively limited to a few passing canoeists, and the owners have even created a discreet retractable footbridge to preserve the privacy of their side of the estate. Market Deeping is a prosperous market town known for its stone-built historic buildings and strong local community. It offers a wide range of everyday amenities, including a Tesco, independent shops, schools, medical services and sports clubs. The beautiful Georgian town of Stamford is about ten minutes away, and Peterborough, with its broad range of shops and direct rail links to London, is about a 15-minute drive. Mill House is also well placed for access to some of the region’s best schools, including Stamford Endowed Schools, Bourne Grammar and The King’s School in Peterborough. The beautifully maintained gardens include extensive lawns, a all-seasons tennis court, an octagonal summer house, a gym with showers and a modern 45-foot barn – providing an exceptional combination of versatile family spaces, leisure facilities and peaceful rural living. Seller’s note: “Around 20 years ago, while developing the neighbouring barns and carriage yard, we had the opportunity to build Granary House as our family home. Our aim was to create a sociable and welcoming family home, inside and out, a place where our children and grandchildren could enjoy their childhood and time together.” “Inside, we wanted a balance between large social spaces for family life and entertaining, such as the kitchen-dining, the sitting room and the billiards room, and quieter areas like the sitting room/library and the office with their wonderful bay windows to work and relax.” “It was important to us that the house be perfectly connected to the gardens, so we installed a large number of bi-fold doors to flood the home with light and maximise changing views through the seasons. The house has a huge south-facing sunny terrace at the rear, accessible from the sitting room, dining room, billiards room and bar. Then, at the front of the house, there is a private walled central courtyard accessible from the kitchen/dining, the corridor and the entrance. The house is very spacious yet practical and welcoming, whether catching the sun or shade during the day or a fire in the evening, there is always a perfect place to sit.” “Granary House is of modern construction, with cavity wall insulation, solid floors and a sturdy staircase, built to exacting standards and finished with bespoke joinery and quality materials reflecting our belief in doing things right first time. Over the years, we have continued to maintain and modernise the property. The en-suite bathroom was renovated a few years ago, and the tennis court is currently being repainted.” “Over time, we have been fortunate to purchase adjoining land to protect our privacy. The land now extends to 6.2 acres and includes a large lake, mature woodland and countless places to explore. On the grounds, we built an octagonal summer house and what I call the ‘Witch’s House’ with a fun space for entertaining grandchildren.” “The tennis court and gym have been excellent investments for all generations, and the large parking area is ideal for a car enthusiast, offering space for up to four vehicles. A further detached steel-framed 45-foot barn provides additional versatile storage for machinery or equipment.” “The setting is very peaceful and rural, and we enjoy an abundance of birds and wildlife, including visiting deer. When seated on the terrace and looking beyond the lake to the trees beyond, it feels like being millions of miles from anywhere, yet everything one could need is just a step away, and that is the real beauty of this place. Seller’s comments
“We knew as soon as we viewed the house that it would be the perfect home for our family. We have loved living here and hear pheasants and owls, as well as a myriad of other birds, and we know there are hedgehogs in the garden. The Old Vicarage is also a wonderful place for parties and family gatherings. Our grandchildren grew up here, spending many happy hours playing football and badminton in the garden, enjoying treasure hunts and picking fruit in the orchard. On a summer evening, nothing beats sitting on the terrace, listening to the birdsong, admiring the open countryside and enjoying the wide Lincolnshire skies.” We commissioned the gardens professionally and have invested a lot of time in their development. Each year, the garden yields an abundance of fruit, including delicious Nashi pears and damsons, perfect for homemade jam. For gardeners, there are excellent garden centres nearby, as well as local gardening clubs and open gardens to explore.
The village is very welcoming, with wonderful neighbours who stop to chat and catch up on local news. We must also mention our postman, who knows everyone by name and does so much for the community.
Lincolnshire is a hidden gem. This region is wonderfully preserved, with magnificent countryside on your doorstep and the coast within reach. We have enjoyed countless walks with our dogs through the Wolds and the surrounding area. There are also many interesting places to visit. Visitors are always awed by Lincoln Cathedral, while nearby Lincoln Castle houses one of the original Magna Carta copies. The famous and picturesque Steep Hill in Lincoln dates back to Roman times and has been voted “Britain’s prettiest street.” The vast Hemswell Antiques Centre is another popular destination attracting visitors from around the world.
Doddington Hall is well worth a visit not only for its beautiful house and gardens but also for its excellent cafe and farm shop, which stocks remarkable produce. At Grimsby docks you can buy a selection of fresh, smoked and frozen fish.
Closer to home, there are many superb shops in Market Rasen and Lincoln. Several supermarkets deliver to our village. There are also excellent village pubs in the area.”
We are moving to be closer to our grandchildren. We will be very sad to leave this wonderful house in Lissington and our charming neighbours after 26 years. However, we are sure that the new custodians of The Old Vicarage will create as many happy memories here as we have had.

In the heart of the estate stood The Priory, a Grade II-listed Gothic-style property dating from the early 1800s, originally built as a private residence by Thomas Espin. More recently used as a hotel, The Priory is no longer operational and requires some renovation — providing a blank canvas for new owners to create something exceptional. Adjacent, The Dower House is a well-maintained four-bedroom home with extensive grounds, three-sided reception rooms, and views over the surrounding parkland. Together, the properties benefit from a private gated entrance, mature parkland, and a short walk to the town centre. Enter – The Priory Access to the Priory was historically via its original formal entrance hall, where a beautifully carved wooden balustrade rose gracefully to the first floor. This entry gave access to a series of reception rooms, each with its own character. The former Guest Reception, a smaller, naturally darker space, would have historically offered an intimate welcome for visitors. Next door, a generous bar-service served as a lively social viewpoint, while the formal dining room, with its striking fireplace, offered grandeur for large gatherings. Two other reception rooms, one enhanced with traditional stained glass and elegant built-in furniture, overlook the gardens. Together, these spaces would have conveyed the elegance and charm of the building’s original character. Upstairs, the ground floor comprises ten bedrooms, each with its own en-suite bathroom, along with a self-contained one-bedroom apartment. At hotel times, these rooms provided extended accommodation; today they require some maintenance and renovation to restore them to their former standard. The property has also retained its former commercial kitchen area and a substantial cellar, both offering future adaptation possibilities. Although the building is no longer operational, its underlying architectural integrity and scale represent a rare opportunity for a new owner to reinvent and revitalise this important historic property. Enter – The Dower House The Dower House is entered via an impressive Gothic-style doorway leading to a welcoming hall. To the right is the main reception, a three-sided spacious living area flooded with natural light and with views over the gardens. Ahead, the breakfast kitchen includes an external scullery, additional storage space, and a ground-floor bathroom. To the rear, a second reception with a bar-equipped area offers views over the extensive lawns, making it ideal for entertaining. Two staircases rise to the first floor, where four double bedrooms — one linking the two staircases — are served by two family bathrooms. Well maintained and in good order throughout, The Dower House provides liveability from day one, with clear potential for modernisation to suit contemporary tastes. Outside The estate’s 3.5 acres are as characterful as the properties themselves — a vast parkland of exceptionally rare scope so close to central Louth. Expansive lawns extend between mature specimen trees, established hedges and open spaces, creating an ever-changing backdrop with the seasons. The grounds offer both the grandeur of open space and the privacy of more sheltered corners, providing a setting from tranquil pleasure to large-scale entertaining. A large spring-fed lake forms a striking focal point in the gardens, its reflecting waters enhancing the sense of calm. Beyond, discreetly positioned, stands the estate’s historic Thomas Espin Mausoleum — a fascinating architectural monument that bears witness to the estate’s rich heritage without intruding on the serenity of the grounds. A range of four garages and a potting shed provide practical storage and maintenance support for the grounds. The Priory benefits from its own off-road parking, and the two properties are accessed via a single gated entrance opening onto a shared driveway with gates. This is a rare opportunity to enjoy the space and ambiance of a country estate without sacrificing the convenience and vitality of a market town location. Note: This property includes a historic mausoleum on its grounds. The mausoleum is a heritage structure and may be subject to legal protections, preservation obligations, or access considerations. Buyers should be aware that its presence may affect future alterations, landscaping, or development of the property. It is strongly advised that buyers conduct their own enquiries and seek independent legal and planning advice regarding the mausoleum before purchase. More information

Seller's Insight
When we first discovered Church Farm twenty four years ago, it was quite different to the home you see today. It was a derelict farmhouse with limited accommodation, surrounded by overgrown grounds, but we immediately fell in love with its idyllic setting, character and incredible potential. The oldest part of the house is believed to date back prior to 1851, and from the very beginning it was important to us that, whilst creating a home for modern family life, we retained the original character and features that first attracted us. The oldest room in the house is now the snug, where the original layout and the fireside cupboard remain.
Over the years, we have carefully and sympathetically extended the house to adapt to our family's changing needs. Every alteration has been thoughtfully considered, from the overall layout and flow through to the practical storage solutions throughout the house. The kitchen has always been the heart of our home and undoubtedly the hardest-working room. It has been designed to bring everyone together, whether cooking, dining, entertaining friends or simply spending time as a family, and it connects beautifully with the surrounding reception rooms and gardens.
One of the greatest strengths of Church Farm is its versatility. The home office has provided us with an excellent place to work from home, separate from the main living accommodation, but it could equally lend itself to a ground-floor bedroom or even the creation of self-contained annexe accommodation. With its own entrance and second staircase, it offers enormous flexibility for multi-generational living or a variety of other uses.
The outbuildings have been just as valuable to us as the house itself. The barn, which we built in 2013 using reclaimed stone to complement the original buildings and extended in 2018, has become an incredibly useful space, while the workshop and greenhouse have been ideal for hobbies, gardening and practical storage. Together they provide so many possibilities for future owners, whether for leisure, business or lifestyle use.
Outside has always been one of our favourite places to spend time. We have planted heritage oak trees throughout the grounds and created a variety of peaceful places to sit and enjoy the changing seasons. The pond attracts ducks, moorhens and an abundance of wildlife, bringing the gardens to life throughout the year. The land has also proved wonderfully versatile over the years, having been home to horses, sheep and cattle, making it equally well suited to those seeking equestrian facilities or a smallholding lifestyle. A separate paddock to the rear of Church Farm provides additional hard standing and a pear tree, perfect for securing two hammocks!
Church Farm has been a fantastic home for entertaining. We have hosted countless summer parties and barbeques with friends and family spilling out onto the terraces and gardens, and celebrated many Christmases with a house full of family. Bonfire Night has always been particularly special, with the paddocks providing the perfect backdrop for bonfires and fireworks, while the all-weather pickleball court has become a favourite gathering place, bringing together family and friends of all ages for some friendly competition.
Although Church Farm enjoys a wonderful sense of privacy, we have never felt isolated. Church Lane has a genuinely friendly community with fantastic neighbours, and Great Gonerby offers everything needed for day-to-day life. Grantham is only a few minutes away, with its excellent shopping, schools and fast rail connections to London, making it possible to enjoy the very best of country living without sacrificing convenience.
