Designed for both family living and entertaining, the ground floor offers an excellent balance of open-plan spaces and more intimate rooms. At the heart of the home is a superb kitchen and dining area flooded with natural light, opening seamlessly onto the gardens through bi-fold doors. Seller’s note
From the moment we passed through the gates at Rowan House, we knew we had found something extraordinary. The sense of space, privacy and quality was unlike anything we had seen. Situated in nearly an acre of beautiful gated grounds, the property felt both imposing and wonderfully peaceful. On entry, the stunning curved staircase immediately drew our attention, setting the tone for a house where thoughtful design and exceptional craftsmanship are evident at every turn. What captivated us most was that Rowan House never felt like a standard executive property. The limestone and cherry wood floors, bespoke curved walls, the impressive master suite with its incredible dressing room and private balcony, the cinema room, the comfortable and generous reading spaces come together to create a home with real personality and presence. We have invested significantly in the property, creating a spectacular outdoor kitchen and entertaining space, with a bar, fireplace and seating, as well as extending the koi pond into the stunning feature that is the koi carp pond at the heart of the garden. Watching the koi glide in the water from the living room, terrace or kitchen is endlessly soothing and is one of the things we will miss most. The house has hosted countless family and friends’ celebrations. The open-plan kitchen, dining and living area flow effortlessly onto terraces through bi-fold doors, making indoor-outdoor entertaining seamless. The cinema room, with its wood-burning stove, has hosted everything from family movie nights to major sporting occasions, while the annexe games room has provided the perfect space for guests of all ages. Our favourite place is undoubtedly the principal suite. Enjoying a quiet coffee and fresh pastries on the balcony while gazing at the gardens on a Sunday morning is wonderfully tranquil. The dressing area is a dream, and the luxurious en-suite bathroom provides a true retreat from the world. Rowan House gave us everything: a space to entertain, a space to work, a space to relax and a space to grow as a family. With excellent nearby schools, strong transport links and a friendly village community, it’s a wonderful place to call home. Leaving will be incredibly difficult, but we hope the next owners will love it as much as we do.

Ideally located close to major road and rail services and ideally set up for the guided bus service to central Cambridge, this immaculately presented executive-style house sits on approximately 0.55 acres of land and features a mature south-west facing rear garden. A brick wall with double wooden gates opens onto the gravel driveway offering ample parking and access to the double garage with a shower room and an office above with kitchenette. On entering, the accommodation is beautifully presented throughout and includes three reception rooms and a brick fireplace with a wood-burning stove leading to the dining room. French doors from the dining room and a single door from the sitting room give access to a covered outdoor seating area. The kitchen/breakfast room features a central island, a brick fireplace with a wood-burning stove, a large dining area for casual family meals and a comfortable sitting area with French doors opening onto the rear garden. A utility room with garden access and a cloakroom/shower complete the ground floor. Upstairs, the principal bedroom benefits from a Juliet balcony overlooking the rear garden and an elegant en-suite shower room. The second and third bedrooms are spacious doubles with two side windows, each with an en-suite bathroom. Bedrooms four and five are also doubles and share a family bathroom. A balcony, accessed from the landing, is a perfect spot for reading or enjoying a quiet morning coffee. To the front, a brick wall bordered by mature hedges and trees provides a high level of privacy to the house and front garden. The rear garden is mainly lawned with an abundance of mature trees and shrubs, a wide variety of plants and a paved terrace. There is also a path leading to the river. Seller’s note: it was the street-front appeal that first drew us in. “We had a brief chat with the agent about the property, but it wasn’t for us during our first stroll. We really liked another house on the same street and, when we spoke to the office the next day, we realised we had looked at the wrong house and that this was the one we wanted to sell, so everything turned out perfectly in the end,” say the owners. “And when we saw the right property, we fell in love with the spacious rooms and the large garden. We saw the potential to create our ideal family home and we set about making the changes needed. We demolished part of the house on the side and created a new extension to balance the look and layout. My office is in this new part and it is a calm environment where I enjoy spending time, not only working from home but also reading my books.” “The property extends to more than half an acre. We have space to park up to 10 cars at the front, which is useful for entertaining, while the rear garden is mainly lawned with mature trees, shrubs, lovely flowers and a natural area that attracts a wide variety of wildlife. The garden is a pleasant place where we have hosted barbecues, baby showers, birthdays and family gatherings with the children moving around the island and hiding in the shrubs.” “We spend a lot of time in the large open-plan kitchen/living area. It’s just as good for large gatherings as it is for sitting by the wood-burning stove, taking in the view of the garden. The living room is a cosy space where we watch TV and unwind, but I think my favourite spot would be the conservatory. It’s a covered corner in the garden that provides shelter even on rainy days. On the first day here, I sat with a cup of coffee and enjoyed the scent of summer in the rain. Paradise.” “We have easy access to the surrounding road network, to the bus service and to the railway station, from which we can visit National Trust properties as well as friends and family across the country. We have excellent facilities within walking distance and there are charming pubs and restaurants a little further afield. It’s a wonderful walk or cycle along the river into town or to St Ives and Cambridge.” Village information Hartford village lies on the northern bank of the Great Ouse river, about 2 miles east of the bustling market town of Huntingdon. The village has an charming marina with river access, pretty riverside walks, and Hartford Mill, overlooking the river, is a popular family pub offering a selection of food and drinks as well as a carvery. The village is adjacent to Huntingdon’s 34-acre Riverside Park terminating at the church, in a beautiful riverside setting. The village has ample facilities to meet daily needs, and the village hall hosts many clubs and local societies. The nearby town of Huntingdon has a lively High Street and weekly markets, plus a range of pubs, restaurants and sports and leisure facilities. Transport Hartford has easy access to the A141 linking the A1(M) and A14 to Cambridge and Peterborough as well as the national road network. Huntingdon station is under 2 miles away and offers fast rail services to London King’s Cross in about 50 minutes or north to Peterborough. The lobby leads to the magnificent, south-east facing farmhouse kitchen, where exposed timber beams span the ceiling and the beautiful dual aspect draws light and energy into the house. The kitchen is centred around a Rayburn Superior range, with ample room for a dining table and comfortable armchairs, making this far more than simply a kitchen. It is a relaxed, sociable room in which the owners enjoy their morning cuppa, and also gather with family and friends, lingering over meals and enjoying the changing seasons beyond the windows. Across the internal hallway, the impressive sitting room provides a wonderful sense of scale and occasion. An enormous inglenook fireplace with wood-burning stove forms a spectacular focal point, while the generous proportions allow space for both relaxed seating and a reading or games/card table where much fun has been had with friends and family! French doors open towards the terrace and gardens, creating a connection between house and garden during the warmer months, although with curtains drawn the ancient thick walls offer welcome respite from sizzling summer days too. Adding an unexpected touch of character, a bar makes this an exceptional room for entertaining, whether a lively gathering or a cosy nightcap in front of the fire. For quieter moments, the snug, with stairs to the first-floor bedroom and beyond a loft room, provides a more intimate retreat – a room in which to curl up with a book or settle down to watch television. There is something particularly comforting about this room: its proportions, materials and atmosphere speak of the generations who have enjoyed this home over the centuries. A separate hallway leads to a ground-floor bathroom with shower over bath, together with an external door. This part of the house offers an excellent degree of flexibility and could work particularly well for multi-generational living, or as a guest suite. The west-facing conservatory just off the snug enjoys views down the garden and provides a peaceful place to sit, read or simply enjoy the grounds. Peace, Privacy & Period Character Five generous bedrooms over two upper floors make the house exceptionally versatile for family life, visiting guests or those seeking dedicated spaces for home working and hobbies. Original features sit comfortably alongside the practicalities of modern living, creating bedrooms that feel both historic and inviting. A central staircase leads to the airy, dual aspect principal bedroom, set aside from the others on the first floor, with dressing space and its own ensuite with oversized shower – a contemporary luxury in the historic house. Across the landing a cosy double bedroom embraces the character of the home and is served by a Jack & Jill bathroom, together with the third bedroom on this floor, which is also accessed from stairs from the snug. The second floor provides two further bedrooms/loft storage and offers an intimate perspective on the property’s extraordinary history whilst providing versatility as office, teenagers’ den or hobby space. Here, the scale and construction of the original house become particularly apparent, with exposed timbers and characterful detailing creating spaces that could never be replicated in a modern property. An English Country Garden The grounds are approached by an access road to a driveway and garage with parking. The large gates to the grounds are opened for further parking when larger gatherings are held here. At the heart of the garden is a stunning waterfall fountain and lily pond, providing a captivating focal point for afternoons of nature watching and pond-dipping with the grandchildren. A generous terrace overlooks the pond and provides an idyllic setting for outdoor dining, morning coffee or an evening drink as the sun moves across the garden. Further down the garden, beautiful pergola arches cloaked in Roses and Jasmine create a romantic, circular secret garden. Mature trees including Silver Birches planted by the owners provide welcome shade, while colourful planting introduces changing textures and tones throughout the seasons. Beyond a conifer hedge, the working part of the garden offers veggie beds, a natural wildlife pond, outbuildings and the potential to grow your own or perhaps keep chickens. The overall effect is a garden that feels established, private and deeply connected to the character of the house – a place to wander, entertain, garden, work or simply sit and enjoy the surroundings in multiple spots. An enormous, vaulted, timber-framed barn provides valuable additional space for storage, workshops, hobbies, a games room or gym. Imagine the barn as a “Great Hall” dining and entertaining space, filled with long tables and space for caterers, perhaps linked to the main house by a covered walkway – a fabulous party hub! The possibilities are only limited by your creativity and of course planning permissions. On the Doorstep Winfarthing is a well-established village offering a range of local amenities, including a primary school, village hall and public house. The village provides a pleasant rural setting while benefiting from convenient access to nearby towns and wider services. How Far Is It To…. Diss, approximately 4 miles south of Winfarthing, is an attractive market town offering a wide range of shopping, leisure and community facilities, including a weekly market, 18-hole golf course and mainline railway station with direct links to London Liverpool Street and Norwich.
