Vendor’s note
Clematis Cottage has been our home for ten years, and from the first day we saw it, we fell in love with its character. We have always loved original and historic houses, and this magnificent thatched cottage is filled with beams, personality and unique features that must be seen to be appreciated. Over the years we have modernised the cottage with care while staying true to its history and character. One thing we are particularly proud of is how bright and airy we have made it. When we moved in, some parts of the house seemed quite dark, so we added skylights and opened up spaces to let light in. We also added a bathroom on the upper floor, a walkthrough wardrobe that I love, and a utility room that has greatly facilitated family life. My favourite room is undoubtedly the sitting room. The skylights and the garden-facing wall of windows give a sense of peace and connection with the outdoors. The garden itself has been a huge part of our life here. It is incredibly private, with open fields behind and big trees surrounding it, which gives a feeling of calm and seclusion. There is also rear access to the garden, which is very practical for parking and entertaining. Clematis Cottage has always been a wonderful home for hosting family and friends. It has become known as the Christmas house. We have a cosy dining room that we jokingly call the sitting room, with a fireplace, and at Christmas it’s really magical. One of the things that makes life here so special is the sense of community. The village has a warm and friendly atmosphere. The Wheatsheaf pub has recently been sympathetically restored by a resident, and there is a genuine effort to bring everyone together with events, craft clubs, beer evenings and traditions such as Tempsford’s annual salon. It has a charming village ambience while remaining incredibly convenient, with easy access to Sandy, St Neots, rail links and the A1, making life here the best of both worlds. “What I will miss most about Clematis Cottage is the garden and the life we have built around it. My workshop is over there, and it’s my little retreat for creativity and peace. We have also been fortunate to have neighbours as wonderful as these, and it’s the people, and the vibe of this home that I will truly miss. Village information
Tempsford is a well-regarded Bedfordshire village with a strong sense of community and a range of local facilities. The village is home to the traditional Wheatsheaf pub, St Peter’s Church, a Methodist church, the popular Knotts farm shop and park, and a large community hall that hosts Tempsford’s annual salon. The village also benefits from a museum and archives celebrating its rich local history. Among the historic features are the remains of the moated 13th-century manor known as Gannocks, the old RAF Tempsford airfield which played a significant role during the Second World War, and the charming Millennium Garden Sanctuary. At the garden entrance lies the RAF Tempsford memorial, unveiled by HRH The Prince of Wales (now King Charles III) in December 2013 in honour of the men and women who undertook secret wartime missions from the village. The nearby market town of Sandy, about 4 miles away, offers everyday shops, supermarkets and a mainline railway station with regular services to London King’s Cross in around 45-55 minutes. St Neots, about 6 miles away, offers a broader range of amenities, leisure and dining options, plus quick rail services to London King’s Cross in around 40 minutes. Cambridge is about 20 miles away, while the A1 provides excellent road links to the north and south. The property is well placed for several highly regarded local schools, including Roxton Lower School, Alban Academy and Sandy Secondary School. agent’s notes

SITUATION & EMPLACEMENT Considered to date partly from the medieval period, Honeysuckle Farm — formerly known as Dagwood Farmhouse — is a truly enchanting Grade II thatched residence set well back from the road in an exceptionally private rural setting. Surrounded by beautifully landscaped gardens of about an acre (subject to survey), the property forms part of a small group of distinguished period houses, including Willow Farm, Mulberry Farm and Oak Farm, each reflecting the region’s rich architectural heritage. Historically, the house is believed to have held a notable status, associated with the neighbouring farm, with lands once owned and cultivated by monks from the nearby Abbey of Bury St Edmunds. The forecourt, with its Ashfield Road frontage, originally formed the village space, reinforcing the sense of history and openness that defines this setting. The accommodation is both generous and versatile, marrying period charm with thoughtfully modern improvements. Character features abound throughout, including exposed beams and impressive fireplaces. The elegant sitting room offers superb views of the gardens and is centered around a striking brick fireplace, while the cosy sitting room features a large brick inglenook fireplace with a Bressemer beam and intricate timber carvings, creating a wonderfully atmospheric retreat. The ground floor additionally comprises a well-equipped kitchen, a utility room and a shower room, while the first floor provides four bedrooms, a family bathroom and an additional shower, all accessible via two separate staircases, enhancing the property’s inherent character. The property is served by a gas-fired heating system.
The gardens are undoubtedly a signature feature of Honeysuckle Farm, meticulously designed and maintained to provide colour, texture and interest throughout the year. A series of carefully planned spaces offer sun and shade, creating a peaceful, ever-changing landscape. Beyond, distant views extend across open countryside and farmland, while the historic village ditch along the eastern boundary attracts a wealth of wildlife and enhances the overall sense of calm and seclusion. Honeysuckle Farm offers a rare opportunity to acquire a high-value, historically important home, offering privacy and charm without compromising convenience. The property is easily accessible from the well-served village of Elmswell, with its range of local amenities, as well as nearby market towns. An early viewing is highly recommended to fully appreciate the setting and lifestyle on offer.
Elmswell itself is a prosperous Suffolk village, ideally located about eight miles east of the historic market town of Bury St Edmunds, five miles northwest of Stowmarket, and close to Ipswich and London. The village benefits from a railway station on the Ipswich–Ely line, as well as excellent access to the A14, making it well connected for commuting and leisure. Rich in history, Elmswell is mentioned in the Domesday Book of 1086, its name deriving from the Old English “orm” and “wella,” meaning a spring or stream where elms grow. Notable landmarks include the impressive St John the Divine Church dating from the 14th century, alongside the iconic Elmswell windmill, a rare surviving early 19th-century example.
Today, Elmswell offers a welcoming and vibrant community, with a range of shops, pubs and local facilities, as well as regular events such as the annual Elmswell Show. Surrounded by beautiful countryside, it offers an impressive balance of rural charm and modern convenience, making it a highly desirable place to call home.

The limestone and cherry wood floors, bespoke curved walls, the impressive master suite with its incredible dressing room and private balcony, the cinema room, the comfortable and generous reading spaces come together to create a home with real personality and presence. We have invested significantly in the property, creating a spectacular outdoor kitchen and entertaining space, with a bar, fireplace and seating, as well as extending the koi pond into the stunning feature that is the koi carp pond at the heart of the garden. Watching the koi glide in the water from the living room, terrace or kitchen is endlessly soothing and is one of the things we will miss most. The house has hosted countless family and friends’ celebrations. The open-plan kitchen, dining and living area flow effortlessly onto terraces through bi-fold doors, making indoor-outdoor entertaining seamless. The cinema room, with its wood-burning stove, has hosted everything from family movie nights to major sporting occasions, while the annexe games room has provided the perfect space for guests of all ages. Our favourite place is undoubtedly the principal suite. Enjoying a quiet coffee and fresh pastries on the balcony while gazing at the gardens on a Sunday morning is wonderfully tranquil. The dressing area is a dream, and the luxurious en-suite bathroom provides a true retreat from the world. Rowan House gave us everything: a space to entertain, a space to work, a space to relax and a space to grow as a family. With excellent nearby schools, strong transport links and a friendly village community, it’s a wonderful place to call home. Leaving will be incredibly difficult, but we hope the next owners will love it as much as we do.
Village information
Glatton is a conservation village about 8 miles south-west of Peterborough and about 8 miles east of Oundle. It is a picturesque village with many thatched cottages and listed buildings, including St Nicholas Church and the Addison Arms pub, Huntingdonshire Rural Pub of the Year. At the heart of village life is the Glatton Village Hall, recently rebuilt and officially reopened in spring 2026 following an extraordinary community project and fundraising of over £450,000. Years of planning and dedication culminated in a modern facility designed for that purpose, now serving as a vibrant hub for the village. The hall hosts a wide range of activities, clubs, community events and private celebrations, providing a valued landmark for residents of all ages and strengthening the strong sense of community Glatton is known for. The neighbouring village of Sawtry offers a range of everyday amenities, while Peterborough, Oundle and Huntingdon are all easily accessible, offering a broader selection of shops, restaurants, entertainment, sports and leisure facilities.
