Renowned for its “garden suburb” character, with winding lanes and verdant front gardens, Pembroke Crescent remains one of Hove’s most sought-after residential addresses. It extends to about 2,600 square feet and is currently arranged over three floors, offering exceptional versatility. With kitchens on the ground floor and garden level, it is ideally suited to multi-generational living or could easily be configured into a large single family home. The property is subject to a single council tax band. As you enter through the impressive entrance hall, the richness of the home’s original Edwardian details becomes immediately evident. Intricate stained glass, decorative tiled fireplaces, high ceilings and generously proportioned rooms combine to create an atmosphere of timeless elegance. The ground floor centers around a spacious open-plan living, dining and kitchen area. While wonderfully sociable, the layout naturally lends itself to distinct seating and dining zones, creating warm spaces for everyday living. The bespoke kitchen features classic white shaker-style cabinetry with pristine white worktops, while French doors open directly onto the lovely rear garden. For maximum comfort and efficiency, underfloor heating runs throughout the ground floor, allowing furniture to be positioned freely without radiators interrupting the space. On this floor is also a generous bedroom with direct access to an adjacent en-suite shower room. Equally suitable as guest accommodation, a home office or additional reception space, it benefits from direct garden access. The staircase rises in front of a striking stained glass window, and a light well from the floor above floods the landing with natural light. The first floor is organized around a wide central landing, linking five principal rooms, including a family bathroom. Overlooking the garden, the ground-floor kitchen near Neptune is an exceptional space, where bespoke banquettes within the bay create a welcoming dining nook with superb garden views. White shaker-style fitted furniture lines the walls, while Velux skylights in the dramatic double-height ceiling bathe the room in natural light. A charming balcony connects the kitchen to the current dining room, creating a wonderful internal-external connection. At the front of the house is a generous double bedroom, with a cosy corner that also benefits from access to the front balcony – the perfect spot to enjoy the morning sun. The main bedroom benefits from an en-suite shower room as well as a separate toilet. At the front of the house, a study or an additional baby’s room offers excellent potential to become a lodge, a large wardrobe space, or a dedicated laundry area. Outside, the rear garden is undoubtedly one of the property’s standout features. Beautifully designed, the garden features richly planted and well-established borders that provide year-round colour and seasonal interest. Adapted with care to the local climate, it retains many original features and incorporates water features, offering an environmentally friendly approach to outdoor living. A winding path leads under an arch to a tranquil pond surrounded by aquatic planting, while raised stone-bordered flower beds frame other planting areas. A secluded seating area provides the perfect spot for al fresco dining or quiet relaxation. The garden also provides access to the original garage, currently used as a workshop. Exceptionally spacious for a property of this period, it even retains a lower-level inspection area originally designed for motor vehicle maintenance. The front garden is equally enchanting, with carefully layered plantings that create year-round interest and excellent privacy. A silver-leaved ornamental pear tree sits alongside vibrant crocosmia, while the broad leaves of a mature Cercis canadensis add texture and shade to this welcoming approach. A wide driveway offers off-road parking for three to four vehicles and includes an electric vehicle charging point. The entrance doors have been sympathetically improved with an electric sliding mechanism for added convenience. The graceful winding staircase rises to the first floor, where the generous proportions continue. The impressive principal bedroom spans the full width of the house, a particularly rare feature that creates a luxurious suite with ample natural light and exceptional space. On this floor there is also a beautifully renovated family bathroom, a second bathroom, separate WCs and a spacious additional double bedroom, offering excellent flexibility for growing families or visiting guests. The second floor offers two further substantial double bedrooms, each benefiting from extensive eaves storage and elevated views of the surrounding area. The layout provides excellent versatility, whether used as children's bedrooms, guest accommodation, or a home office space. While beautifully presented and perfectly comfortable as it stands, the property also offers exciting prospects for future improvements. Several neighbouring houses have enlarged the ground floor to create larger open-plan kitchens and family spaces, while the upper floors lend themselves to reconfiguration, allowing for five bedrooms and four bathrooms, subject to planning permissions and building consents. This opportunity to enjoy and further enhance an exceptional period home is increasingly rare in this highly sought-after location. Outside, the rear garden is undoubtedly one of the property’s standout features. Magnificently mature and exceptionally private, it offers a secluded sanctuary found so close to Hove’s seafront. A wide paved terrace provides the ideal setting for al fresco dining and summer entertaining, leading to a broad lawn framed by established trees, flowering borders, and mature planting that provide year-round colour and total seclusion. Practical outbuildings provide excellent additional storage, while the garden’s overall scale offers ample space for children to play, keen gardeners to enjoy, or simply to unwind in a peaceful setting. Gardens of this size and maturity are increasingly rare in central Hove. Walsingham Road remains one of Hove’s most sought-after residential addresses. This broad, tree-lined avenue is a short walk from Hove’s seafront, allowing residents to enjoy the beach, promenade, and spectacular coastal walks within moments of leaving the front door. The area offers an exceptional range of independent cafes, restaurants, shops, and everyday amenities, as well as many highly regarded schools, making it an outstanding location for both families and professionals. Hove seafront park, recently completed, has further enhanced the area’s appeal, offering tennis and paddle courts, playgrounds, and landscaped open spaces, while the popular Rockwater and Babble provide dynamic seaside destinations for dining, drinking, and socialising year-round.

The space now includes a guest bedroom with en-suite shower, a study/gym and a very practical boot room. Also on the ground floor are a second office, a utility room and excellent storage, a major advantage for family life, with ample space for coats, shoes, bags, toys, sports equipment, seasonal items and household necessities, allowing the main living areas to stay calm and uncluttered. The more formal sitting room benefits from a full-height oak-framed glass extension to the rear and a wood-burning stove, creating a warm and welcoming space with views over the garden. The generously proportioned kitchen/dining area features integrated appliances, a central island with a breakfast bar and an adjoining family area, also enhanced by a oak frame and floor-to-ceiling glazing overlooking the rear garden.
Upstairs, the bedrooms are spacious and comfortable. Just behind the house sits a superb formal landscaped garden with a sunny aspect, mature planting, lawn, terrace and seating areas ideal for al fresco dining and entertaining. Beyond, a timber-framed through-hedge path leads to a substantial informal paddock-style garden, mostly lawned and bordered by mature trees and hedges. This stunning rear garden offers vast potential for family sport, nature, entertaining and gardening, as well as a large outdoor storage space for sheds, further enhancing the property's practicality. SB - If being able to leave the car at home and have Leatherhead on your doorstep sounds appealing, this one deserves a closer look.
Just a six minute walk from Leatherhead town centre and around sixteen minutes on foot from Leatherhead train station, this well-proportioned apartment combines an incredibly convenient location with some rather useful extras - including allocated parking, a communal garden and a new lease currently being extended.
Step inside and the layout is refreshingly straightforward. The entrance hall includes built-in storage, keeping coats, shoes and everyday clutter out of sight, before leading through to the main living space.
And it's a room that pleasantly surprises.
The living room gives you plenty of space to create proper areas for both relaxing and dining, while two windows bring in plenty of natural light. The separate kitchen sits conveniently alongside, keeping cooking away from the main living space.
The bedroom is a comfortable double with the added benefit of a built-in wardrobe, while the bathroom has a bath with shower over.
Outside, mature trees and established planting give the development a surprisingly leafy feel. Residents also have the benefit of a communal garden, providing welcome outside space without having to spend your weekends maintaining it.
Then there's the allocated parking space - particularly handy when you consider just how much is within walking distance.
With Leatherhead town centre approximately six minutes away on foot and the train station around sixteen minutes away, coffee, shopping, dinner or the commute can all be reached without automatically reaching for the car keys.
For first-time buyers, downsizers or investors, the new lease currently being extended adds another important ingredient to what is already a very practical proposition.
It may be a home where the next owner chooses to put their own stamp on the decor over time, but look beyond that and the fundamentals stack up rather nicely.
Convenient. Manageable. And considerably better connected than you might expect.

Set in mature, secluded grounds of 0.59 acres, the property presents a rare opportunity to own a truly unique and versatile coastal home. Situated on the rural fringe of the highly sought-after village of Horsmonden, this modern, elegant home offers an appealing blend of village life with a sense of community. Access from the road along a driveway at the rear of this small hamlet accesses your off-road parking and a detached double garage with practical surface storage. The house is modern with a charming design that respects the surrounding period houses, featuring stylish touches such as a bay window, ground-floor brick façades, tiled façades and dormers on the first floor. Inside, neutral tones in original timber, wide architraves and Victorian-style doors, with skirting boards and cornices homage to the period charm, while double-glazed windows and modern fittings provide greater comfort and energy efficiency. The entrance hall opens to an office and a cloakroom as well as a staircase and a gallery landing, delivering a refined welcome while bathing the space in natural light. The kitchen/breakfast room is equipped with a sleek contemporary kitchen with a breakfast bar and space for a table, an AGA, rear garden-facing windows and access to the utility room. The main lounge has been extended into the garden via a charming conservatory off the traditional dining room. The living room features a superb bay window onto the front garden and benefits from a country-style fireplace with a thick oak mantle and a wood-burning stove. The spacious landing with gallery offers a pleasant open flow to the four double bedrooms, including a master with ensuite and built-in wardrobes. The second guest bedroom has an ensuite shower room and built-in wardrobes, and the two remaining bedrooms both have built-in wardrobes and pretty dormers — one overlooking the front and the other to the rear. Outside, a paved terrace adjoins the rear of the house accessible from the rear door of the utility room or the conservatory, and with a west-facing orientation it will bring plenty of late-evening sun. A good-sized rear garden is mainly laid to lawn with mature shrubs, trees and hedging, while the front garden is a comfortable size, well screened by a mature front hedge, and seems the perfect spot for a morning coffee. What the owner says Living in Horsmonden is something I really appreciate because it offers a wonderful balance between village life and convenience. Surrounded by my own gardens, rolling countryside, orchards, woodland and hop gardens, there is a real sense of peace and space here, with beautiful walks and open countryside just on the doorstep. What I particularly love is the strong sense of community. The village is centred around The Heath, a traditional square surrounded by characterful buildings, a popular shop and a local pub. Throughout the year there are village events, fairs and community gatherings that create a friendly atmosphere and make you feel part of village life. Despite its rural setting, Horsmonden is remarkably well connected. I can enjoy the tranquillity of the countryside while remaining easily accessible to Tunbridge Wells, Cranbrook, Paddock Wood and Marden for shopping, dining, schooling and rail services. It feels wonderfully sheltered without being isolated. The region is also ideal for families. There is a real sense of neighbours looking out for each other in our hamlet and the village atmosphere provides a safe, welcoming environment. Local schools are well regarded, and there are plenty of opportunities for children to enjoy nature and participate in community activities. Perhaps more importantly, Horsmonden offers a pace of life that is increasingly difficult to find. Whether wandering through the countryside, enjoying a coffee in the village, attending a local event or simply appreciating the surroundings, there is a sense of escaping the pressures of modern life while enjoying all the practical benefits of living in a well-connected village in Kent.

We were the first public owners of a property on this site in 1998 and have really enjoyed living here ever since. It is a wonderful family home and, as it is located on a cul-de-sac, it is very safe for children and pets, and almost all nearby homes have been family households with children, offering a very friendly community. During our time here, we have installed new bathrooms and the kitchen, while preserving all the historical features that give it such great character. The property is located in a wonderful spot as we are very close to the seafront and a few useful local shops along the Strand, where you can find the bandstand, the Downs Sailing Club and where regular events take place. We can reach Deal town centre in about 10 minutes and enjoy wonderful shops, restaurants, the seafront and famous pier as well as the Saturday market, while the Tides swimming complex isn’t far away. The fast train from Walmer main line station can take you to London in under an hour and a half, and excellent educational facilities are available nearby. These include Kingsdown and Ringwould Primary School rated Outstanding by Ofsted, as well as first-class grammar and private schools in Dover, Sandwich and Canterbury. There are golf clubs in Kingsdown, Walmer and Royal Cinque Ports for golf enthusiasts and, if you want to go a little further, there is also the championship course at Royal St George’s as well as Princes, while other sports clubs include rugby and bowling.

What the owner says: “For nearly 20 years, we have enjoyed living in this house, appreciating how easily it has adapted to our growing family needs while always offering an extraordinary connection with the sea and the coast. Some of our most precious memories come from quiet evenings on our balcony, watching the port lights twinkle below and the distant French coast gleaming on the other side of the Channel, a nighttime panorama that never lost its magic. It’s time to move on and we hope a new family will take this remarkable house into its next chapter and enjoy the house and the location as much as we did. Capel-le-Ferne offers a rare blend of coastal tranquillity and everyday convenience, making it one of the most sought-after, though lesser-known, communities perched on the Kent cliffs. Located along the iconic White Cliffs, the area provides immediate access to breathtaking coastal walks on the North Downs Way and the Saxon Shore Way, the famous World War II Battle of Britain memorial, as well as a network of scenic trails spanning miles in both directions. Local amenities include a reputable primary school, a village shop and a welcoming community centre, while Folkestone or Dover offer a wider range of shops, cafes and services nearby. Folkestone’s vibrant creative quarter is a standout, and the regenerated harbour area offers fantastic food, drink and entertainment, as well as a selection of exciting local restaurants. High-speed rail links from Folkestone Central Place London are easily accessible, and the proximity of the Channel Tunnel and Dover port makes continental travel exceptionally convenient.”
