Vendor’s note
Clematis Cottage has been our home for ten years, and from the first day we saw it, we fell in love with its character. We have always loved original and historic houses, and this magnificent thatched cottage is filled with beams, personality and unique features that must be seen to be appreciated. Over the years we have modernised the cottage with care while staying true to its history and character. One thing we are particularly proud of is how bright and airy we have made it. When we moved in, some parts of the house seemed quite dark, so we added skylights and opened up spaces to let light in. We also added a bathroom on the upper floor, a walkthrough wardrobe that I love, and a utility room that has greatly facilitated family life. My favourite room is undoubtedly the sitting room. The skylights and the garden-facing wall of windows give a sense of peace and connection with the outdoors. The garden itself has been a huge part of our life here. It is incredibly private, with open fields behind and big trees surrounding it, which gives a feeling of calm and seclusion. There is also rear access to the garden, which is very practical for parking and entertaining. Clematis Cottage has always been a wonderful home for hosting family and friends. It has become known as the Christmas house. We have a cosy dining room that we jokingly call the sitting room, with a fireplace, and at Christmas it’s really magical. One of the things that makes life here so special is the sense of community. The village has a warm and friendly atmosphere. The Wheatsheaf pub has recently been sympathetically restored by a resident, and there is a genuine effort to bring everyone together with events, craft clubs, beer evenings and traditions such as Tempsford’s annual salon. It has a charming village ambience while remaining incredibly convenient, with easy access to Sandy, St Neots, rail links and the A1, making life here the best of both worlds. “What I will miss most about Clematis Cottage is the garden and the life we have built around it. My workshop is over there, and it’s my little retreat for creativity and peace. We have also been fortunate to have neighbours as wonderful as these, and it’s the people, and the vibe of this home that I will truly miss. Village information
Tempsford is a well-regarded Bedfordshire village with a strong sense of community and a range of local facilities. The village is home to the traditional Wheatsheaf pub, St Peter’s Church, a Methodist church, the popular Knotts farm shop and park, and a large community hall that hosts Tempsford’s annual salon. The village also benefits from a museum and archives celebrating its rich local history. Among the historic features are the remains of the moated 13th-century manor known as Gannocks, the old RAF Tempsford airfield which played a significant role during the Second World War, and the charming Millennium Garden Sanctuary. At the garden entrance lies the RAF Tempsford memorial, unveiled by HRH The Prince of Wales (now King Charles III) in December 2013 in honour of the men and women who undertook secret wartime missions from the village. The nearby market town of Sandy, about 4 miles away, offers everyday shops, supermarkets and a mainline railway station with regular services to London King’s Cross in around 45-55 minutes. St Neots, about 6 miles away, offers a broader range of amenities, leisure and dining options, plus quick rail services to London King’s Cross in around 40 minutes. Cambridge is about 20 miles away, while the A1 provides excellent road links to the north and south. The property is well placed for several highly regarded local schools, including Roxton Lower School, Alban Academy and Sandy Secondary School. agent’s notes

SITUATION & LOCATION
With centuries of history, Lord Mayor’s Cottage is a distinguished thatched Grade II listed residence believed to date back to the 15th century. The property is closely associated with Sir Henry Barton, Lord Mayor of London in 1416 and 1428, who reputedly lived here during his lifetime, adding a remarkable historical link to an already captivating home. According to Historic England, the house is mainly a 17th-century building with a late medieval core and early 19th-century alterations. Predominantly timber-framed and plastered, with external framing exposed, the cottage displays a wealth of architectural details typical of its long evolution. The charming thatch roof is punctuated by gabled dormers, while a prominent red brick and flint central chimney rises above the ridge. Traditional eighteenth- and nineteenth-century casement windows feature leaded lights with delicate arch muntins and decorative Gothic-style stained glass. A stone-slag slate canopy, supported by slender posts, shelters the nineteenth-century paneled entrance door, while inside the building reveals further historic craftsmanship, including cross-braced studs and heavy floor joists embedded in the cross-wing that may date from the 15th century. Rich in character and authenticity, Lord Mayor’s Cottage occupies a charming and highly private setting within gardens and grounds extending to about 1.4 acres (subject to survey). These elegant grounds slope gently to the banks of the River Lark, where the property benefits from fishing and mooring rights.
Over the years, the house has been carefully enhanced and modernised with sensitivity, ensuring modern comfort while preserving its historic charm and architectural integrity. Today, it offers a versatile home split across two storeys, where a sense of heritage and craftsmanship is immediately evident on entry. At the heart of the house is a beautifully appointed kitchen, fitted with bespoke solid wood units and polished granite work surfaces. An Aga electric oven provides warmth and character, while a central island with a traditional butcher’s block top offers a perfect space for informal dining and food preparation. The adjacent timber-framed garden room is a particularly welcoming space, allowing enjoyment of the gardens across the seasons. Elsewhere on the ground floor are several cosy reception rooms with open fireplaces, a formal dining room, a comfortable sitting area, and a separate study. THATCHED ROOF
The main thatch roof is constructed with Norfolk reed, the best material for a thatched roof, with an anticipated life of 70 to 80 years. As a more flexible material is required to shape the ridges and decorative features, long straw is used on these parts. This life is 15 to 20 years. (THATCHERS IN SUFFOLK – THATCHERS IN NORFOLK). The long thatch ridge and decorative elements were replaced in May 2026. In addition, the timber frame was fully renovated in 2024/25.
THE VILLAGE
The historic village of Barton Mills lies on the southern bank of the River Lark and offers a welcoming rural community with a rich heritage. According to linguist Eilert Ekwall, the name derives from Old English meaning “maize farm near the mill,” reflecting the region’s long agricultural history. Today, Barton Mills retains a strong village spirit, with an active village hall, a renowned church and several popular pubs serving as social hubs for residents. The village is ideally placed for access to the region, located only nine miles from the renowned horse-racing town of Newmarket and about fourteen miles from the historic market town of Bury St Edmunds, both offering an excellent range of shopping, dining and leisure facilities. Located just off the A11, Barton Mills also offers easy links to Cambridge and London, making it an attractive setting for those seeking village charm with convenient access to major centres.

Otters and deer are frequent visitors, while in summer the clear water reveals fish species such as chub, pike and gudgeon. The gardens also provide a haven for many bird species, enhancing the sense of rural tranquillity.

Overview £750,000 to £800,000 (Guide Price)
A beautifully presented four-bedroom detached home extending to approximately 1,960 sq ft, enjoying a delightful rural living setting with countryside views, versatile accommodation, a contemporary kitchen/dining room, private mature gardens, and excellent space for modern family life and home working.
Seller's insight In the thirty-four years that we have lived at Well House, driving home and stepping inside, always fills us with a deep sense of calm and is a house nestled in nature. Spacious, light filled and airy, somewhere to savour the seasons. We have created a contemporary home which allows us to enjoy the beautiful countryside that surrounds it.
In springtime, we watch the garden come alive from the comfort of the large kitchen/diner. Snowdrops followed by bluebells and later primroses. Birds foraging and nesting in the hedgerows. It's a great place to enjoy coffee and the newspaper. Through the large skylight in the main bedroom, you can drift asleep star gazing and waken to passing clouds. There is no better place to enjoy the entertainment of a dawn chorus.
Summer is a time for celebration. With its expansive windows and wooden floor, our music room is the perfect place to entertain. Loved by family and friends who will spill out into the garden, to play, or enjoy a glass of chilled wine. Autumn is a riot of colour. From our study, which overlooks the garden, we can watch leaves pirouette and squirrels gather walnuts. This is an ideal home-office or playroom/home-learning area. In winter, after an amble in Chalkney Woods or a blustery stroll along Frinton beach, we love to retreat into the warmth and comfort of our sitting room. The log burner makes this a snug place to enjoy the dark evenings. Golden Square is a wonderful place for children, dogs, and horses, with quiet lanes and footpaths to explore. We enjoy cycling and there are excellent routes from our gateway. Yet, although a haven of peace, from a busy world, there is easy access to London from Chappel and Wakes Colne train station and the convenience of a Sainsbury's superstore just a short drive away.
Wakes Colne has a lovely sense of community with lots of social events we always enjoy the annual duck race and flower festival in Mount Bures church. We are fortunate to have a post office and well-stocked shop run by a lovely family. We are members of The Essex Golf and Country Club which has fantastic facilities. The pool and Padel courts are our favourites. After a swim or game of tennis, we often drop into one of the local pubs or restaurants on the way home! However, nothing beats standing outside in the dark, where there's no light pollution, to contemplate the galaxy. Time for another family to build memories in a wonderful home.
