Dating from the early 19th century, Menagerie House is an exceptional Grade II listed Regency residence with a fascinating link to the historic Castle Hill estate in Filleigh, the ancestral home of the Fortescue family. Magnificently restored, the property harmoniously blends elegant period features, including its iconic columned portico and original fireplaces, with stylish contemporary living. Offering five double bedrooms, an impressive open-plan living, dining and kitchen space, and around half an acre of landscaped gardens with panoramic views over the countryside, this remarkable house benefits from a peaceful rural setting while remaining easily accessible to South Molton, Exmoor National Park and the North Devon coast.
Originally known as Menagerie Cottage, the property was created within the parkland of the estate during the Regency era, its historic name reputedly referring to the ornamental menagerie that once formed part of the wider estate. The house remained in the Castle Hill estate until the 1920s, when it passed into private ownership.
Today, this exceptional house has been carefully restored and beautifully reimagined, seamlessly blending its rich architectural heritage with contemporary luxury. The strikingly rendered façade, the elegant classical portico with its iconic columns, and the impressive sash windows create a striking first impression, while the meticulously renovated interior offers well-arranged accommodation over three floors. The welcoming ground-floor hall features a maple floor and a handsome central oak staircase leading to the main living quarters on the first floor. Here, an impressive open-plan living, dining and kitchen space has been designed for both entertaining and everyday family living. A bespoke kitchen is centred around a substantial island with a breakfast bar and is complemented by a stainless steel range cooker, while generous proportions and tall front and rear windows bathe the room in natural light and frame wonderful views of the countryside.
Two beautifully appointed double bedrooms lie on the ground floor, one with Jack and Jill access to the stylish family bathroom. Both retain pretty original fireplaces and benefit from dual aspects, with doors opening directly onto the gardens. The second floor offers a further three generously proportioned double bedrooms, each served by its own contemporary en-suite shower room with a rainfall shower, providing comfortable accommodation for family and guests.
The property sits in mature grounds extending to around half an acre, enjoying a raised position with panoramic views across the rolling countryside of North Devon. A private driveway leads to a sweeping gravel courtyard offering parking for several vehicles, while the gardens have been thoughtfully landscaped to maximise their tranquil setting. At the rear, a generous gravel terrace provides an ideal space for outdoor dining and entertaining, with two-level lawns and open countryside creating a wonderful sense of privacy and connection with the surrounding landscape.

An internal hallway leads to bedrooms 3, 4 and 5 with a shared bathroom, providing excellent privacy for multi-generational living or guests — a design feature the current family has found invaluable. Ascending to the first floor, passing handmade spindle staircases, you are immediately struck by a sense of space and character in the living room. Vaulted ceilings, exposed oak beams and stone walls create a dramatic yet welcoming setting. It is a wonderfully social space, enhanced by tasteful lighting and a characterful wood-burning stove, perfect for cosy evenings. Doors with wooden shutters open directly onto a sunlit garden, ideal for entertaining or simply enjoying the tranquil rural panoramas. The stunning kitchen/dining room is designed for both everyday living and entertaining, offering a breakfast-bar for informal meals as well as a formal dining area. Twin staircases lead from this level to the principal suites and guest bedrooms, cleverly positioned in separate wings of the barn for added privacy. SELLER NOTES: “We were immediately drawn to the location, the building’s charm and its history. We wanted to feel immersed in the countryside while staying close to amenities — a local pub, a train station, and a nearby place for our horses. In 2009, after much searching, we found this community. The village has a wonderful spirit, with regular social events such as the annual IppleTipple celebration, and we felt at home right away. We lived here for several years before making changes, taking the time to understand the house to make respectful improvements suited to our lifestyle. We wanted a home large enough to host gatherings, which has always been a big part of our lives, but also a layout that gives our children independence as they grow up. One of the biggest transformations was discovering an entire floor of the house, which became the principal suite and guest bedroom. We relocated the kitchen and doubled the size of the living room, ensuring space for family gatherings and celebrations while preserving the character and original features. Our daughters lovingly called the ground floor their “apartment,” and we still have the sign reading “girls’ apartment” today. The living room has truly been the heart of our home — always alive with the piano, built-in music system, and the joyful hum of people, children and celebrations. It’s an open, versatile space, yet always warm and full of love. What we will miss most is the peace and quiet of the place, the enchanting views, and the sense of security that comes from being part of a community while enjoying privacy. The summer house, built in 2013, has been a true sanctuary and an extension of our living space, where we created wonderful memories with friends and family. Our neighbours and the village’s social spirit will be missed, especially waking up to the view. This house has been our sanctuary — but now that our children have grown and moved out, it is time for us to do the same.” The principal suite is a true sanctuary with views over the rolling countryside, generous proportions, bespoke fitted wardrobes, velux windows and a luxurious en-suite with bath and shower. Even more pleasure comes from a private sauna — the perfect way to unwind at the end of the day. The guest suite offers another spacious double bedroom with its own elegant en-suite bathroom, ensuring comfort and privacy for family or visitors. OUTSIDE: The south-facing terrace is the perfect spot to enjoy the sun, with steps leading past a characteristic pond to a beautifully landscaped lawn, surrounded by mature specimens and thoughtfully divided into distinct zones. Other steps descend to a private patio — a tranquil retreat where birdsong is the only sound. At the bottom of the garden sits an exceptional summer house designed as the ultimate entertaining and well-being space. This impressive structure includes a reception area with a bar recovered from a Bishopsteignton pub, ideal for parties or serving hot/cold drinks. Arches lead to an additional living area and the Jacuzzi room, with feature ceiling lines adding character throughout. Whether for entertaining, a gym/wellness centre, a home office, or simply family relaxation, it is a versatile space set in open countryside. Hunnacott is a long traditional Devon country house, Grade II listed, with parts dating back to the 16th century and mentioned in Sir Henry Newbolt’s poem A Song of Exmoor. It sits in nearly four acres of idyllic Devon countryside on the edge of Exmoor National Park. This is an increasingly rare opportunity to acquire a Grade II listed rural home with a robust main house and a separate two-bedroom holiday cottage, a large detached barn, and additional storage space. Offering both seclusion and accessibility, this superb lifestyle property is located 2 miles north of Bratton Fleming and 9 miles from Barnstaple. Accessed via a pretty courtyard-style driveway, the property benefits from a charming, welcoming setting with ample parking.
The main residence is a spacious five-bedroom detached house brimming with character and offering excellent versatility for modern family living. On the ground floor, an entrance hall provides access to the principal rooms, including a large kitchen/diner equipped with a wood-burning stove set in a nook-style chimney. There is a separate sitting room that also features a spring-loaded fireplace, while the substantial downstairs utility and cloakroom enhance practicality. A welcome ground-floor bonus is the impressive games room measuring 19'1" x 17'7" which offers endless possibilities, whether as a family entertainment space, home office, studio or additional reception room. Upstairs, the ground-floor landing leads to four well-proportioned double bedrooms, plus a fifth versatile room or study. The first bedroom is particularly striking: a triple-aspect room with beams and a vaulted ceiling. There is a well-appointed family bathroom on this floor. Separate from the main house, there is an independent two-bedroom cottage, ideal for guest accommodation or holiday rental income (note that there is currently a holiday occupancy restriction). The cottage includes a well-equipped kitchen, a separate dining room with a wood-burning stove, two bedrooms on the ground floor and a family bathroom. On the first floor there is a large open-plan living area with a separate cloakroom and access to a courtyard garden. To add further value to this exceptional property, there is a detached barn, currently divided into a large store and a garage. This outbuilding not only provides excellent storage and workshop space but also presents exciting conversion potential, subject to planning permission.
Hunnacott’s grounds are equally impressive, with stunning gardens surrounding the property, mainly laid to lawn and edged with mature shrubs and hedges to ensure privacy and year-round interest. Beyond a stone wall, there is a peaceful lawned area with splendid views over the surrounding countryside and valley. To the north of the courtyard, there is a separate field of about 3 acres included in the title, ideal for those who rear livestock or have equestrian interests. There is also a separate, level area to the west of the site that previously served as a ménage. The property is for sale with no onward chain. Whether you are seeking a multi-gen family home, a lifestyle change with potential income, or a rural retirement with flexible outbuildings and land, Hunnacott offers a rare combination of space, privacy and versatility in one of North Devon’s most sought-after rural locations.

11 The Quay is a building that is something of an emblematic landmark in Ilfracombe, being a highly attractive and imposing property located in one of the town’s most sought-after spots, right beside the picturesque harbour, in a mixed parade of shops, restaurants and bars leading to the pier. The property offers superb views over the inner harbour towards Hillsborough and to the rear over the Bristol Channel and the rugged coastline towards Wales in the distance. The property has been recently fully renovated and restored by the former owner and world-renowned artist, Damien Hirst, who reopened what was formerly the White Hart Inn as a high-quality bistro/bar and restaurant. Further improvements have been made by the current owner to transform the upper floors of the building into a fabulous, well-appointed and renovated residence to an exceptionally high standard, presented as a spacious 4-bedroom, 2-bathroom home, with the main lounge the most impressive, stretching 36 feet, featuring a superb vaulted ceiling designed to resemble an inverted ship’s hull. Abundant light floods the room through the gable-end window facing the sea, which frames magnificently the stunning view from the rear over the Bristol Channel to the distant Welsh coast. Double doors give access to a sea-facing terrace. The mezzanine dining area is located within the lounge, another feature of the property that enhances its striking and exquisite design and layout. 11 The Quay could serve multiple uses and is ideal for an owner-occupier to live and run the business from inside. Alternatively, the building’s commercial and residential areas could be let separately, providing the owner with an excellent annual income. Currently, the ground-floor commercial area is let on a 5-year lease at an annual rent of £24,000. This area is operated as a thriving café. The upper floors, comprising the residential dwellings, are currently used as a very successful high-quality holiday let. The two zones of the property have been separated, allowing independent use by different operators, offering greater flexibility in how the building is used. Services have been separated and there is a well-designed and installed glass-and-oak partition on the ground floor that separates the two zones from each other. However, the property could easily be occupied by an owner-occupier and opened to interconnections if required. The location is truly exceptional, with very few opportunities to buy a mixed commercial/residential property next to the harbour. The property sits amidst a plethora of shops, restaurants, wine bars, pubs, cafés and art galleries along the waterfront. Damien Hirst’s Verity statue stands prominently on Ilfracombe’s pier and has drawn many visitors to the town in recent years. The high street, with its additional selection of independent shops and facilities, is a short distance away, and there are schools for all ages as well as Tesco, Lidl and Co-Op supermarkets. There is always something to see daily, as the harbour is one of Ilfracombe’s main attractions and was the starting point for the town’s development as an active fishing port and coal import hub in the early Victorian era, before later becoming a thriving tourist destination. The waterfront area has benefited from substantial investment in recent years. A steady flow of boats enter and leave the harbour for leisure and recreation, as well as fishing boats and charter vessels. North Devon has plenty to offer, with the wonderful golden sandy surfing beaches of Woolacombe, Croyde and Saunton just a short drive away. Exmoor National Park is also easily accessible and offers breathtaking landscapes and mile upon mile of walking. Barnstaple, the principal shopping centre of North Devon, is about 12 miles away and hosts many well-known stores. There is also a rail link to Exeter connecting directly to London’s major stations. The A361 North Devon Link road also connects Barnstaple and joins the M5 at Junction 27. GROUND FLOOR The ground floor of the premises rises to approximately 97 m² (1,041 ft²) and forms the main “commercial” area of the property. The current use is that of a café. We understand the planning use class is defined as E (Commercial, Business and Service). At the front of the house is a large service area of about 22 by 18 feet, with full-height glazing and retractable sliding doors opening onto the harbour-facing front. There are ladies’ and gentlemen’s toilets available to café customers. The counter area provides an additional extension of 17 by 12 feet. Beyond the work surface is a food preparation area with a range of commercial appliances and work surfaces of high-quality, further back is a kitchen/wash area with other stainless steel commercial equipment, including a dishwasher, sinks and refrigerators. At the very back there is a cold room to the entrance. Please note that the commercial appliances are not included in the sale but are available by separate negotiation if required. As mentioned above, this area is let on a 5-year commercial lease at £24,000 annual rent, providing the new owner with a very practical, already-acquired income. FIRST FLOOR The upper floors of the building are designed as accommodation and could be occupied permanently if required. However, currently, this zone of the building is used as a high-quality holiday let. The beautifully appointed living spaces have been tastefully and expertly renovated in recent years. On the half-landing, there are additional ladies’ and gentlemen’s WCs. The first floor measures 138 m² (1,490 ft²) and comprises very impressive rooms spread across the level. The heart of the home is the fabulous and highly impressive lounge situated at the rear of the building, as described above, with its superb vaulted ceiling, solid wood flooring and a perfectly framed view over the Bristol Channel. The mezzanine dining room adds an extra feature to this striking and exquisite space. A modern, well-equipped kitchen features a wide range of fitted units and includes integrated appliances such as two ovens, an induction hob with an extractor hood, a dishwasher, a fridge and a freezer. The hallway has a lovely oak floor and leads to the front of the building where two generous bedrooms on this floor benefit from pairs of French doors opening onto Juliet balconies and stunning views over the inner harbour and moored boats, then over the town and around Hillsborough, which houses the bay. Bedroom 1 has a fireplace with a decorative surround and a fireplace. The large en-suite bathroom is beautifully appointed and spacious, with a bath as well as a separate Italian-style shower cubicle and contemporary tiling. Bedroom 1 is configured as a double, while bedroom 2 has two single beds. The main bathroom is another spacious, well-equipped facility, again with modern fittings including a bath and a separate Italian-style shower. SECOND FLOOR The attractive staircase with its turned spindle balustrade continues to the second floor. There are two further large bedrooms, with space further enhanced by high vaulted beams in both rooms. As with the lower-floor bedrooms, two pairs of French doors in each room form Juliet balconies and enjoy again the ever-changing harbour views. Period features are found throughout the property, and in Bedroom 3 there is a decorative cast-iron fireplace with surround and a marble fireplace. This floor measures 38 m² (404 ft²). The furniture in the apartment is not included in the sale but is available by separate negotiation. EXTERIOR At the roadside, there is a front-area where chairs and tables can be placed, allowing, for example, café customers to use them. At the rear of the building, leading to the stunning main lounge, there is a sea-facing terrace with space for tables and chairs, offering distant views over the Bristol Channel, Capstone and Lantern Hill, the Bristol Channel and the distant Welsh coast. Parking permits are available from North Devon District Council for Cheyne Beach car park located behind the property. SERVICES All main services are connected to the building. Services have been separated to provide independent supplies to the ground-floor and upper-floor zones. The two units have separate power supplies and only the ground-floor unit has a gas supply. There is a single water supply to the building but it is sub-metered accordingly. The property benefits from two parking permits for Cheyne Beach car park, located near the apartment. Permits are issued by Ilfracombe Council and allow registration of two vehicle number plates. The current cost of permits is around £360 per year. For owners operating holiday lets, vehicle registration details can be amended each week if required, with an administration fee of £25 + VAT payable to the town hall for plate changes. COUNCIL TAX The property is subject to non-residential rates, the ground floor having a rateable value of £6,600 and the first and second floors a rateable value of £5,800. Both zones of the property would be eligible for the government’s small business relief scheme, currently at 100% relief. (Please check your own circumstances to see if you might be eligible.)

Located on one of Exeter’s most prestigious residential addresses, Victoria Park Road is renowned for its elegant period houses and leafy surroundings, while benefiting from close proximity to the town centre and Exeter School. The setting offers a rare combination of architectural beauty and convenience. This distinguished Grade II listed townhouse, regarded as dating from the Georgian era with later Victorian additions, is an exceptional example of Exeter’s classical architecture. Magnificently presented with a stucco-rendered façade under a slate roof, the property extends over four beautifully proportioned floors, including basement and attics, offering great potential for multi-generational living and benefiting from a desirable east–west orientation that welcomes natural light throughout the day. Loved by the current owner for more than twenty years, the house has been thoughtfully and sympathetically restored, preserving an abundance of original character while introducing subtle enhancements suited to modern family living. Elegant period details remain at the heart of the home, including intricate Georgian joinery, decorative cornices and ceiling roses, picture and dado rails, original functional shutters, graceful staircases and a collection of fine fireplaces, including exquisite Adam-style examples in the principal reception rooms. The accommodation is versatile and beautifully balanced. From the impressive reception hall, three elegant rooms provide superb spaces for entertaining and daily living. The drawing room is particularly remarkable, centered around a stunning floor‑to‑ceiling bay window giving onto the enclosed courtyard garden, with its original functional shutters and a high ceiling. At the rear of the property, the garden room opens onto a private balcony with steps descending to the lower gardens, creating a seamless connection between house and garden. The ground floor includes a generous kitchen/breakfast room designed for family life, providing ample space for dining and relaxed seating. Other practical features include a store with original wine bins and a tandem double garage. Arranged around an elegant galleried landing, the ground floor offers an impressive master suite with an en suite dressing area, as well as three further double bedrooms and a large family bathroom with a separate shower. The second floor continues to impress with two additional bedrooms, a bathroom, and a cosy sitting room offering distant views of the surrounding hills beyond the town. SELLER’S VIEW: “Living at 7 Victoria Park Road has offered the best of life in Exeter, combining a peaceful, private setting with easy access to the town centre, the cathedral, and Magdalen Road’s independent shops, cafes and restaurants. Despite its central location, the house feels wonderfully secluded. The house has been a fantastic home, providing flexible space that easily adapted to different stages of life. Whether hosting friends, organizing gatherings, or enjoying quieter days, there has always been plenty of space. The garden room in particular is a favourite, bathed in natural light and overlooking the garden. The enclosed garden is a true haven of peace and surprisingly private for such a central location. The mature planting attracts an abundance of wildlife, and I have loved watching the many birds and squirrels that frequent the garden throughout the year. A particularly useful feature has been the Victorian-side extension, which provides independent access to the upper floors without going through the main house. This has worked perfectly as my family grew, offering a little more autonomy for older children, and could just as easily suit someone looking to run a home business or create a separate work space. I also loved the walkability of everything, with excellent schools, parks and municipal facilities all nearby. What I will miss most, however, is the very character of the house. Its period features, generous proportions and sense of history create a warm and welcoming home that has been a pleasure to live in.” EXTERNAL ACCESS: The approach to the property is equally impressive. A broad entrance from Victoria Park Road leads to a wide brick-paved driveway providing parking for up to four vehicles, while elegant stone steps with wrought-iron railings rise to the main entrance. At the rear, the magnificent enclosed garden offers a peaceful, private refuge, carefully landscaped around a central lawn with brick paths and raised borders richly planted with flowering shrubs and seasonal colours. A covered garden terrace provides the perfect setting for al fresco dining and entertaining, with direct access to the kitchen via French doors. Framed by mature planting and stone walls, the gardens extend to about 50' x 43.5' (15.5 m x 13.2 m), creating a wonderfully secluded oasis in the heart of the city. Despite its tranquil setting, the property is exceptionally well connected, with Exeter city centre less than a mile away, excellent rail links to London from Exeter Central and St David’s stations, easy access to the M5 and Exeter Airport offering regular connections, including flights to London City Airport. With a rich history, this charming Grade II listed manor is quietly situated, offering a splendid south-facing view over the rolling Devon hills. The main house comprises six bedrooms, including three generous suites, as well as a substantial four-bedroom detached barn. Set within a three-acre parkland, the property exudes grandeur and offers a wealth of versatile living and income opportunities. Blagdon Manor is a Grade II listed house dating from the Tudor period, with later significant Georgian-era additions. It is recorded in the Domesday Book and is one of the most important residences in the historic parish of Ashwater, in West Devon. Today, this property would suit those seeking a luxurious lifestyle, with the added benefit of around three acres of charming park-like gardens surrounding the house, from which one can enjoy superb views over Ashwater. The residence exudes elegance, architectural style and charm, offering a wealth of character as well as many modern comforts, including exceptional bespoke oak furniture. A large, independent four-bedroom barn, located on the other side of the courtyard, also possesses considerable character. It has previously been used as holiday accommodation, generating valuable income, and benefits from its own horizontal and enclosed garden space. Our clients have lived at Blagdon for around eight years, during which they carefully and meticulously transformed it, converting it from a boutique hotel and restaurant into a superb private residence. This transformation is now nearly complete, allowing new buyers to add their own finishing touches. In any case, the quality of this property should not be underestimated. It is offered ready to occupy immediately, with no onward chain. The property is accessible at several points around its perimeter. The formal entrance on the east side leads to a welcoming hallway, with an impressive original slate floor that immediately sets a refined tone. The main drawing room is bright and welcoming, with two side windows, including a bay and a large casement window offering magnificent views over the estate. A striking polished marble fireplace with a wood-burning stove creates a stunning focal point. Built-in cupboards provide additional storage. Next to this room is a large home office. It features a wide range of fitted furniture, with shelves, cupboards and a working safe. This room is ideal for remote working and has more desks or workstations if required. The formal dining room adds further charm, with a wooden floor, a wreathed staircase and a characteristic fireplace featuring an imposing wooden beam and a sculpted stone dated 1683. Planning permission is already in place to convert this room into a new kitchen, turning it into a bright, spacious hub. The conservatory wraps around the east and south façades of the house and currently functions as a gym and lounge. As a greenhouse has existed for many years, it is very likely that the local authority would support a replacement structure request, as it is not part of the listing. The existing kitchen is equipped with stainless steel units, an electric oven, a dishwasher, an induction hob, two sinks and a powerful extractor hood. This space could be transformed into a gym, workshop or leisure area if the kitchen is moved. In the historic west wing of the house, two additional reception rooms provide ambiance and character. The sitting room features an impressive slate floor, a stone inglenook fireplace with a built-in wood-burning stove, a window seat, enormous original hand-turned beams and a historical slate larder. The bespoke oak joinery includes built-in shelves, cupboards and radiator enclosures. The sitting room leads to the dual‑aspect library, which houses two large bookcases, fitted cupboards and a traditional stone fireplace with a Cloome oven. French doors open directly onto the garden, bringing in natural light and providing easy external access. This wing also benefits from a separate entrance with porch and a newly fitted kitchen with integrated appliances, including electric oven, induction hob, microwave and dishwasher. Elegant display cabinets and high-quality worktops complete the space. As this part of the house is self-contained yet connected, it is ideal for extended family, holiday lets, guests or those seeking an autonomous life in a larger home. The property also includes a dedicated cinema room with tiered seating, ceiling air conditioning, lighting design, 4K projection and 7.1 surround sound supplied by a high-end active/passive speaker system behind the screen. AV equipment and seating will be included at the asking price. The ground floor also comprises a pantry with climate control, a laundry room, two separate toilets, a workshop and a hall with ample storage space. Two staircases lead to the first floor. The main staircase is generously proportioned with two half-landings, lending to a spacious landing and six bedrooms with en-suite bathrooms. The first three bedrooms are particularly spacious. Each is beautifully appointed with super king beds and benefits from wonderful views over the gardens and surrounding grounds. The impressive master suite includes more than 580 sq ft of total space, comprising an entrance hall, a dressing area, a bathroom, an accessible shoe store and a very generous dual-aspect principal bedroom with distant views of the Devon countryside. Bold use of colour, superb fitted wardrobes and WiFi-controlled lighting, together with its location in the east wing, create a unique and luxurious retreat for the manor’s owners. Each bedroom is individually styled, tastefully decorated and full of charm. Many beds, mattresses and high‑quality furnishings are recent purchases and may potentially be available by separate negotiation. The property has been fully redecorated with premium paints from brands such as Zoffany and Benjamin Moore. Newly fitted carpets unify the home while giving each room or suite its distinctive style and character. Many shutters are still operable, and the house is heated by oil-fired central heating with a recently installed boiler. Blagdon Manor Barn, tucked a short distance from the landscaped courtyard of the main house, across a private external courtyard, offers a rare opportunity to own a piece of history – beautifully restored for modern living, yet rich in character. With its picturesque stone façade clad in wisteria and its ancient origins, the barn instantly captures the imagination. Whether you are seeking quality holiday letting, a family-friendly guesthouse, or simply an inspiring private retreat, this versatile space caters to all levels. Inside, the barn impresses with a bright open-plan layout, sociable and serene. The main living room is simply stunning, with a vaulted, imposing ceiling that floods the space with natural light. A spectacular full-height brick fireplace with a built-in wood-burning stove anchors the room, creating a warm yet elegant atmosphere with direct access to the front courtyard. The expansive dining area comfortably seats ten and opens directly onto the garden via French doors – perfect for entertaining or relaxed summer evenings. The carefully designed kitchen is a true hub: dual aspect, with handmade solid oak cabinetry, granite worktops, a breakfast bar and a full suite of integrated appliances including an electric oven, a microwave, two under-counter fridges and a dishwasher. A double Butler sink and an Alpha-style kitchen complete the luxurious country-inspired ambience. Additionally, on the ground floor is a separate laundry with washing machine, tumble dryer, built-in freezer and convenient toilets. Upstairs, the barn is cleverly divided into two private wings, each accessible by its own staircase. The main sleeping area includes two generous super-king bedrooms and a double room. One of them has a fully tiled private shower room with a luxurious rainforest shower, while the other two share a high-end family bathroom. The second floor forms a self-contained suite, ideal for guests or multi-generational living. Spread over two levels, it provides a peaceful living area on the ground floor and a very king-size bedroom above, with its own en-suite shower. Step outside, and the lifestyle offering continues. The rear garden is a private, enclosed sanctuary with a flat lawn, a wooden cabin that can serve as a summer house, studio or home gym, and a raised area with a six-person hot tub. This space is perfect for barbecues or sunbathing – ideal for total privacy away from the main manor. Externally, Blagdon Manor welcomes you with its own private, panoramic driveway flanked by traditional stone banks and mature timber, immediately revealing the grandeur of this impressive residence. The driveway leads to extensive parking, with plenty of space for guests and family. Beyond this, a separate parking area provides ample space for those with a large vehicle collection. There is also ample parking for motorhomes or boats. The triple garage comprises a large interior space with a loft, together with a convenient adjacent store. The outbuildings complete a log store and a practical workshop with substantial hardstanding. The gardens and grounds of Blagdon Manor are truly exceptional. They are beautifully framed by breathtaking views of the surrounding pastures. To the south, the nearby Ashwater church tower stands proudly on the horizon, adding a charming focal point to the landscape. The expansive terrace is ideal for relaxing and alfresco dining when the weather allows. A charming mix of lush lawns and parkland, the grounds are dotted with mature trees that add character and stature. There is ample space for children and animals to play freely in this private, well-fenced and tranquil setting. The property also benefits from a wired alarm system, full fire alarm, external and utility lighting, a large dedicated laundry, an outdoor dog-washing facility, an electric vehicle charging point, a potential to re-establish three-phase power if required, ultra-fast broadband and full residential status. Location The property is less than two miles from the charming village of Ashwater, set in the Devon countryside and retaining many services including a post office/general store, a recently renovated pub/restaurant, a parish church, a community hall and a nearby primary school. Forming part of a remarkable Grade II listed historic farmstead, The Granary is an impressive four-bedroom barn conversion with excellent equestrian facilities, approximately 2.8 acres of pasture and access to a superb collection of shared leisure amenities. Dating from the rebuilding of Week Farm in the 1840s, the property combines the scale and character of its agricultural origins with generous contemporary accommodation, all within easy reach of Tavistock and Dartmoor National Park.AccommodationThe Granary has been thoughtfully converted to retain the architectural character of the original building. Exposed stone walls, substantial structural timbers and dramatic vaulted spaces are complemented by contemporary finishes, creating a highly individual home arranged across three levels. The ground floor centres upon an outstanding reception room extending to approximately 41 feet. This wonderfully atmospheric space provides generous areas for sitting, entertaining and informal dining. Exposed masonry, heavy beams and the open internal structure give the room an exceptional sense of scale, while changes in level and retained agricultural details provide a tangible connection to the building’s former use. Also on this floor is a private bedroom suite with an en suite shower room. Its position away from the remaining bedrooms makes it particularly suitable for guests, older children or multigenerational living. A cloakroom and boiler room complete the ground-floor accommodation. The first floor continues the open, gallery-like character of the house. A substantial second reception room overlooks the living space and provides considerable flexibility. It could be arranged as a family room, library, media room or more formal dining and entertaining space.Fitted by the current owners, the vaulted kitchen has been carefully designed to complement the building’s historic character. Painted cabinetry, generous work surfaces and a substantial central island sit beneath exposed roof timbers. Natural wood flooring and views through the internal galleries reinforce the warmth and individuality of the interior. A separate utility room provides useful additional storage and workspace. The upper floor contains three further bedrooms. The master bedroom benefits from an en suite bathroom and walk-in-wardrobe, while the remaining accommodation includes a further two double bedrooms. In total, the property provides four bedrooms, two of which are en suite, together with two substantial reception rooms and a particularly impressive kitchen.OutsideThe Granary occupies an attractive rural setting, with approximately 2.8 acres of pasture in addition to its gardens and external areas. Its traditional stone elevations and slate roof sit comfortably within the surrounding landscape, while the immediate gardens provide space for outdoor dining, recreation and relaxation.A detached garden room creates an inviting retreat away from the main house and could be used as a summer sitting room, creative studio, hobbies room or peaceful workspace, great for working from home.A substantial detached garage provides secure parking, storage and workshop potential, with further space available within the courtyard and external areas. One of the most distinctive benefits of living at The Granary is the use of an excellent collection of shared leisure facilities. These include a swimming pool, gym, sauna, hot tub, tennis courts, offering the atmosphere and convenience of a private country club without the sole responsibility for their upkeep. The maintenance and use of the shared facilities are understood to be covered by a monthly contribution of approximately £230, this amount also includes payment for the maintenance of the shared private drainage.EquestrianThe Granary offers a particularly appealing arrangement for those wishing to keep horses at home. The dedicated equestrian facilities include two stables, each measuring approximately 12 feet by 11 feet, together with an adjoining tack room. The arrangement provides convenient accommodation for horses alongside secure storage for saddlery, feed and associated equipment. The shared sand school offers valuable space for schooling, exercising and training without needing to leave the property. Together with the surrounding land and practical outbuildings, it creates a well-considered base for recreational riders and more experienced equestrian households alike. The substantial detached garage may provide further space for equipment, machinery or workshop use, while the courtyard and external areas allow practical access around the buildings.Beyond the property, the surrounding countryside has a strong equestrian tradition. Dartmoor National Park contains an extensive network of bridleways, byways and permitted routes, opening up miles of varied riding country across moorland, farmland and wooded valleys.Additional land and stabling may be available by separate negotiation.Lifestyle & LocationThe Granary offers a rare balance between genuine rural living and access to excellent schools, leisure facilities and everyday amenities. The property is situated at Week, close to the picturesque village of Brentor and approximately four miles north of Tavistock. The surrounding countryside is characterised by rolling farmland, woodland and expansive skies, creating a strong sense of privacy and escape.Brentor is renowned for the dramatic silhouette of St Michael de Rupe, the historic church standing at the summit of Brent Tor and forming one of the area’s most recognisable landmarks.Dartmoor National Park lies close at hand, providing an exceptional landscape for walking, riding, cycling and outdoor recreation. Hundreds of miles of paths, bridleways and byways cross the National Park, while its open moorland, wooded valleys and granite tors offer an ever-changing backdrop throughout the seasons. For walkers and cyclists, nearby routes include the West Devon Way and Drake’s Trail, the latter providing a scenic connection between Tavistock and Plymouth.Tavistock is a highly regarded historic market town with an excellent range of independent boutiques, delicatessens, cafés, restaurants and everyday services. Its celebrated Pannier Market has operated for more than 900 years, while regular farmers’ and arts markets reinforce the town’s reputation for local produce and independent retail. The town’s architecture and mining heritage form part of the Cornwall and West Devon Mining Landscape UNESCO World Heritage Site. Tavistock also offers a cinema, theatre, medical facilities and a variety of established sports clubs.Sporting and leisure provision in the area is particularly strong. Meadowlands Leisure Centre provides community fitness facilities, while Mount Kelly’s Swim Centre is open to the public for scheduled sessions and incorporates both a 50-metre Olympic Legacy pool and a 25-metre training pool. Tavistock Golf Club enjoys a spectacular position on Whitchurch Down, with far-reaching views across the surrounding countryside. There is a good choice of schooling nearby. Mary Tavy and Brentor Community Primary School serves children from ages four to eleven, while Tavistock College provides non-selective secondary and sixth-form education for ages eleven to eighteen. For independent education, Mount Kelly is a highly regarded co-educational day and boarding school for pupils aged four to eighteen. Set within extensive grounds on the edge of Dartmoor, the school is especially recognised for its swimming and wider sporting provision.Plymouth, with its broader commercial, cultural and waterfront amenities, is accessible to the south, while the Tamar Valley and Cornwall lie to the west. Both the north Cornish coast and the contrasting coastline of South Devon are accessible for days by the sea.Life at The Granary can therefore be as active or relaxed as its occupants choose. Mornings might begin with a swim or gym session, followed by riding at home or exploring Dartmoor. Evenings can be spent entertaining within the impressive reception spaces or unwinding in the shared sauna and hot tub.The History of WeekWeek is an ancient settlement with documentary references extending back to the medieval period. The land once formed part of the wider estates associated with Tavistock Abbey and later passed into the ownership of the Dukes of Bedford as part of their extensive Tavistock estate. The surviving farmstead is principally the result of an ambitious programme of rebuilding undertaken between 1842 and 1844. Week Farm was conceived as a forward-looking Victorian “model farm”, reflecting the advances in agricultural design and technology taking place during the middle of the 19th century.Contemporary estate records document considerable investment in new buildings, machinery and water-powered equipment. The farm was designed to operate efficiently on a substantial scale and was regarded as progressive for its period. The Granary formed the dominant element of the northern range. The historic survey describes it as a tall, seven-bay, two-storey barn and granary, constructed from local stone beneath a slate roof. Its scale, loading areas and substantial internal structure reflected its important role at the heart of the working farm. The farm buildings were later recognised for their architectural and historic significance and are Grade II listed. The Granary was converted to residential use during the early years of the 21st century, preserving the character, stonework and impressive proportions of the original agricultural building while introducing the comforts required of a modern country home.Today, The Granary provides an opportunity to become the custodian of an important element of West Devon’s rural history. Its substantial construction and dramatic internal spaces remain a testament to the ambition and craftsmanship behind the rebuilding of Week almost two centuries ago.Services & Additional InformationThe property is served by mains electricity and water, with shared private drainage. Heating is provided by an oil-fired central heating system, and the property benefits from underfloor heating throughout. The Granary also enjoys shared use of the swimming pool, gym, sauna, hot tub and tennis courts with a monthly contribution towards the leisure facilities and communal arrangements currently understood to be approximately £230 together with an additional maintenance charge of £33 per month for the stable block. The property is Grade II listed and falls within Council Tax Band G.Additional land and stabling may be available by separate negotiation. The vendors have obtained quotations for the installation of an 8kW roof-mounted solar energy system, presenting a potential opportunity to enhance the property’s energy efficiency, subject to the necessary consents.Agent Note:We may introduce buyers and sellers to our panel of carefully selected Conveyancers, Mortgage or surveyor services. Barnhill House is far more than simply a home, it is an architect-designed masterclass in blending historic neo-Gothic fantasy character with contemporary living and has often been described as a miniature fairytale castle. Attached to a neighbouring property at its western end, the house is not listed and occupies a commanding elevated position high above the banks of the River Exe, offering the very best of riverside living without the risk of flooding.
There is nothing ordinary or box-like about this remarkable home. Every room has been individually designed, with its own distinctive character and architectural features. The entrance hall provides a magnificent first impression, setting the tone with a beautiful stone archway. An arched door to one side conceals a cloakroom and a matching stone-framed doorway to the other leads into a walk-in coat and boot room.
Push open the impressive arched double doors into the grand reception hall, where the high ceiling and galleried landings immediately catch the eye. The wealth of architectural detail is simply breathtaking, from the extra-wide internal doors to the rich textures and carefully considered design features found throughout.
The bespoke kitchen forms the undeniable heart of the home, centred around a substantial island and enjoying four sets of doors opening onto different areas of the garden, beautifully framing the surrounding views. Sleek pop-open cabinetry maintains clean, uninterrupted lines, concealing integrated appliances including an oven and hob, while the electric Aga provides an eye-catching focal point. Beyond the Aga, a series of archways leads to a preparation area, before continuing past a charming cookbook nook and arched glazed display cabinet into the utility area.
Leading directly from the entrance hall is the elegant drawing room, where a stove provides a warm welcome. Doors set within the curved walls open directly onto the garden, creating a seamless connection with the outside.
Opposite the kitchen, the formal dining room also opens onto the terrace through glazed doors. A double-sided wood-burning stove provides an attractive divide between the dining room and the principal family room, where a second aspect of the stove can be enjoyed. This generous space offers the perfect place for relaxation and entertaining. A cleverly designed faux wall discreetly conceals the control room, while a further door returns to the hallway, allowing the accommodation to flow beautifully.
The staircase rises to twin galleried landings on the first floor, where natural light floods the space. The meticulous attention to detail continues upstairs, with subtle uplighting leading to a door opening onto a delightful roof terrace. Hidden behind castellated walls, it is a wonderfully private place to relax and soak up the evening sun while enjoying the unique sensation of being king or queen of your very own castle.
The principal bedroom enjoys four window seats, each perfectly positioned to capture exceptional views. The suite also benefits from a dressing room and a beautifully appointed en suite bathroom. Here, the bath has been intentionally positioned at an angle within the corner, allowing you to soak while enjoying uninterrupted views stretching down the River Exe. Step down into the wet room, where the shower has been equally designed to make the most of the same spectacular outlook.
There are three further double bedrooms on the first floor, each with its own distinctive character. One enjoys an en suite shower room, while the remaining two are served by a well-appointed Jack and Jill shower room.
Continuing the fairytale feel, the magnificent tower is crowned by a fully glazed cupola. Accessed via stairs from the first floor, this extraordinary space features an ingenious floor that opens to provide access before closing again, allowing the room to be fully enjoyed. It is an exceptional place to sit quietly, unwind and admire breathtaking panoramic views across the River Exe and the surrounding countryside.
The second floor provides two versatile loft rooms. One is a generous space, ideal as a home office, hobby room, music room or occasional guest room and includes a further upper floor loo. The second offers further flexible accommodation or excellent storage space.Step Outside The property makes an impressive first impression, with its arched windows and castellated façade creating an attractive approach. The driveway provides ample parking and turning space for numerous vehicles, as well as an architect-designed two-bay car port with adjoining secure storage, featuring curved architectural detailing that complements the property.A terrace extends across the rear of the property, thoughtfully positioned to maximise enjoyment of the gardens. The terraced gardens are beautifully planted with an abundance of mature shrubs and trees, creating a high degree of privacy. Immediately outside the kitchen is an excellent entertaining area, with steps leading down through the centre of the gardens to the river’s edge. Here, a historic cave provides a unique feature and an ideal place to store canoes or paddleboards. Set within the property’s boundary wall is an attractive arched door which provides direct access to the public footpaths and footbridge beyond the boundary, leading to miles of scenic circular walks through the surrounding countryside.
Sellers InsightFrom the moment we first saw the property, we were captivated by its unique architecture, exceptional quality of build and craftsmanship, and the beautiful setting overlooking the Exe Valley. It offered everything we were looking for, a distinctive home in a peaceful location, yet within easy reach of Exeter and all its amenities. One of the greatest pleasures of living here has been sharing it with family and friends. Whether hosting summer parties, enjoying relaxed meals on the terrace, or simply sitting with a glass of wine as the sun sets over the valley, the house has always provided the perfect backdrop for making memories. We have also loved watching the changing seasons unfold, with regular visits from herons, swans, pheasants and an abundance of other wildlife. There are wonderful walks straight from the doorstep along the River Exe and through the surrounding countryside, while the village pub is always a favourite destination. The gardens have been a labour of love. The terraces immediately outside the house create several inviting spaces for outdoor dining and quiet relaxation, all enjoying stunning panoramic views. The upper garden has been thoughtfully landscaped to provide colour and interest throughout the year, from vibrant azaleas, lilac, forsythia and rhododendrons in spring to magnificent hydrangea ‘Annabelle’ and ‘Limelight’ in late summer. The lower garden has a more natural feel, with carpets of bluebells and wild garlic in spring, alongside wild strawberries, ferns and hostas. A red sandstone cliff conceals a cave, currently used for kayak storage, with access down to the river, while a peaceful seating area overlooking the water has become one of our favourite places to unwind. The village has a wonderfully friendly and vibrant community, offering the best of rural living without feeling isolated. We have enjoyed the tranquillity of the countryside while appreciating how easily we can reach Exeter for shopping, restaurants, theatres, riverside walks and rail connections from St David’s station. This home has given us so many happy years, but now that we are empty nesters and wish to be closer to our ageing parents, the time feels right for a new chapter. We hope the next owners will enjoy this very special home as much as we have.“ These comments are the personal views of the current owner and are included as an insight into life at the property. Presented by James Cooper - Part of By Design’s network, with more than 25 years’ experience in the South Devon premium property market.
Set within the very heart of Dartmoor National Park, Brimptsmead Estate occupies an elevated, south facing position at the meeting of the East and West Dart Rivers.
Extending to approximately 9 acres and enjoying complete seclusion with no public rights of way crossing the land, this is one of the rarest forms of ownership on Dartmoor: privately held freehold land with direct moor access and private river frontage.
The estate comprises an extensively restored Arts and Crafts main house, two substantial cottages, a granite built party barn, extensive garaging and private fishing rights along the East Dart River. The property is not listed.
Originally commissioned as a private hunting lodge in 1906, Brimptsmead today stands as a carefully restored country residence offering privacy, permanence and exceptional craftsmanship within one of the most protected landscapes in the United Kingdom.
Seller’s Story
Owning freehold property like this in the heart of Dartmoor is rare. When we acquired Brimptsmead in 1993, we understood that we were becoming custodians of something special.
Over the following decade, we undertook a comprehensive and meticulous restoration. Every decision was made with longevity and authenticity in mind.
Leaded windows were handcrafted one at a time by Lamplight of Ashburton. Original oak and satinwood panelling was carefully restored. Cast iron radiators were installed throughout, complemented by discreet underfloor heating. Nine working fireplaces were retained, including one within the principal bathroom.
When a mature tree had to be removed, a mobile sawmill was brought in so the timber could be cut to the precise imperial dimensions required for the house. Materials were reused wherever possible. Craftsmanship was prioritised over convenience.
For over thirty years, Brimptsmead has been a private family sanctuary. A place for gathering, reflection and connection to the landscape.
The House Interiors
Brimptsmead is a striking example of Arts and Crafts architecture, constructed from pink granite with Dartmoor stone mullions and lintels, and defined by its distinctive turret.
The reception hall, which also serves as a library, establishes the scale and tone of the house. Oak panelling, polished granite floors and an imposing fireplace create a sense of structure and symmetry that continues throughout.
The drawing room enjoys uninterrupted views across open moorland through a wide five pane window. Sprung timber floors and panelled walls give warmth and proportion. The dining room sits adjacent, equally well suited to formal entertaining or family life.
The Turret Room provides a unique vantage point, with three deep set mullioned windows and built in seating. A connecting room, (also accessible from the hall) offers a more private space, ideal as a snug, office or media room.
To the rear, what was formerly the ballroom has been transformed into a substantial sitting room with a wood burning stove set within an arched bay. The scale allows it to function equally well for entertaining or relaxed daily use.
The kitchen blends traditional craftsmanship with contemporary practicality. Handmade in oak and centred around a five oven AGA, it features a carved granite pillar forming part of the central island. The adjoining breakfast area, enclosed by exposed granite and topped with a glass lantern, brings natural light into the heart of the home. A utility room sits discreetly nearby.
Upstairs, the principal suite enjoys open views across the moor and an en suite bathroom finished to a high specification. Three further bedrooms have en suites. Two additional bedrooms, including the curved turret bedroom, share a family bathroom. A further bedroom and bathroom on the second floor provide flexible guest or staff accommodation.
Throughout the house, materials and proportion have been treated with consistency and care. The result is a home that balances period integrity with modern comfort.
The Cottage Interiors
Bentley and Herb Cottages are positioned discreetly away from the main house, offering self contained accommodation suitable for guests, extended family or staff.
Bentley Cottage includes a Neptune kitchen and dining room, living room with conservatory, three bedrooms, one en suite, a family shower room and a large balcony overlooking the grounds and moorland.
Herb Cottage offers an open plan kitchen and dining room, two reception rooms and three bedrooms, two of which are en suite. Both cottages reflect the same standard of finish as the main residence.
The Outside
Brimptsmead enjoys a private, south facing position approached via a long tree lined driveway. The immediate outlook is across open moorland.
The grounds include established lawns, ancient woodland, meadow and a gently sloping grass field with direct access onto neighbouring Duchy farmland.
Footpaths lead down through woodland to the River, where the estate benefits from private frontage and fishing rights for two rods. The riverbank offers seclusion and direct engagement with the surrounding landscape.
Behind the cottages, a stone built structure set into the hillside provides garaging for six vehicles with a substantial party barn above. French doors open onto an eleven metre balcony with far reaching views. A separate double garage, garden stores, dog kennel and pump house complete the estate buildings.
There are no public rights of way across any part of the land.
Location
Brimptsmead Estate sits within Dartmoor National Park, close to Ashburton and Tavistock and within reach of Exeter and Plymouth.
The area is known for a favourable microclimate, often enjoying milder winters and warmer summers than other parts of the moor.
Mount Kelly in Tavistock, Stover School near Newton Abbot, Exeter School and The Maynard School provide strong independent education options.
Dining at Gidleigh Park, golf at Bovey Castle and the extensive riding and walking routes of Dartmoor are all within easy reach. Boutique shopping is available in Ashburton and Tavistock, while Exeter and Plymouth provide broader retail and cultural facilities.
Brimptsmead offers privacy, landscape and accessibility in equal measure.

Introduction
Situated behind electric gates in an exclusive cul-de-sac in Highweek, 4 The Crescent is a striking contemporary, detached home that blends modern design, practical space and a peaceful yet well-connected setting. Spanning three floors, with an additional terrace above, the home offers bright, well-balanced accommodation of around 1,900 sq ft, plus a garage, private parking and a fully enclosed rear garden. Built in 2011, it features a clean architectural style, excellent natural light and an EPC rating of C, making it an attractive and efficient home for a wide range of buyers. Whether you’re seeking a main family home, an easy-to-manage everyday base, or a smart lock-up-and-go base in south Devon, this house can work in multiple ways. The roof terrace is a real highlight, adding an extra dimension to the living space and giving the property a feature that is unusual and highly usable.
The Interior
The home has been carefully designed to maximise its elevated setting, with wide, shallow stairs, generous proportions and large windows that bring in light throughout the day.
The entrance level is both practical and versatile. In addition to the welcoming hallway, there is an office or fourth useful bedroom, a shower room with wc, storage, and internal access to the garage, making this floor ideal for guests, home working or everyday comfort. The principal accommodation is on the ground floor and flows beautifully. At the rear, the kitchen-dining room is a charming family space with views over the garden, modern fittings, integrated appliances and room for a good-sized dining table. Bi-fold doors open directly onto the terrace, while the adjacent laundry room provides additional storage and external access. At the front, the sitting room is a superb, light-filled space with floor-to-ceiling windows and enhanced by a balcony overlooking the trees and communal gardens. It is bright, calm and airy, giving the home a real sense of space. There is also a cloakroom on this level.
Upstairs, three double bedrooms and the family bathroom are on the second floor. The master bedroom benefits from a pretty front aspect and is particularly well appointed, with a dressing area and an elegant en-suite shower room. The two further rear-facing bedrooms enjoy attractive views.
The stairs then lead to the roof terrace, which is one of the home’s standout features. It is a wonderfully usable space with distant views of the surroundings and towards Dartmoor, with plenty of space to sit outside, dine and entertain.
The Exterior
At the front, there is parking in the drive and internal access to the integrated garage. The development itself is well landscaped, with mature communal grounds that create a peaceful, established feel from the moment you arrive through the gates.
At the rear, the garden has been designed for easy maintenance and offers a flat, enclosed outdoor space with a paved terrace, lawn and planted borders. An original stone wall provides an attractive backdrop and adds character to what is otherwise a fresh, contemporary house.
The balcony and roof terrace add something rather unusual here. Together, they provide several outdoor seating areas at different times of the day, whether for a quiet morning coffee or a sunset drink.
Location
Highweek is one of Newton Abbot’s most sought-after areas, tucked at the north-west edge of town and benefitting from a slightly elevated position that gives it a calmer, more established feel than many other parts of the area. It is a particularly well-placed location as it offers a sense of separation from the town while keeping everyday conveniences close at hand. Newton Abbot itself offers a wide range of shops, supermarkets, cafés, schools and leisure facilities, as well as a mainline station with direct services to London Paddington in about two and a half hours, the fastest journeys from Newton Abbot taking around 2 hours 30 minutes.
For those wishing to travel further afield, the A38 is easily accessible and provides direct access to Exeter, Plymouth and beyond to the M5. Exeter is approximately 18 miles away, making it ideal for commutes as well as everyday family life. Equally appealing is the lifestyle aspect of the area. Dartmoor is only a short drive away for walking, riding and moorland scenery, while Teignmouth, Shaldon and Torbay beaches and seaside towns are also easily accessible, giving this part of south Devon a wide appeal. Daracombe Park itself appears discreetly tucked away once you pass through the electric gates, with charming communal spaces and a distinctive mix of period and contemporary houses that give the development genuine character.

INTRODUCTION: An elegant and spacious residence that is part of a large Victorian manor. Formerly a girls’ boarding school until the late 1960s, the property was deliberately converted into individual houses in the 1990s, each with its own character and design. Located on a private road — owned and maintained by a resident committee — the property is surrounded by beautiful park-like landscaped gardens, offering privacy and charm. Inside, the house features generously proportioned rooms with typical Victorian features: high ceilings, large windows flooding the rooms with natural light, and an overall sense of grandeur. Tastefully decorated to a high standard by the current owners and energy-efficient, the property combines period elegance with modern comfort. Among the further advantages are private front and rear gardens, substantial parking at the front and rear of the property, and access to extensive communal grounds and a residents’ tennis court. The property offers direct access to the nearby Finlake Resort & Spa, with superb facilities including an indoor and outdoor pool, a gym, a Sirona luxury spa, as well as 130 acres of beautifully maintained gardens, forest walks and fishing lakes. ENTRANCE: The property's front door is covered by a timeless veranda spanning the full width of the façade. A perfect spot for morning coffee. On entering the grand entrance hall, a room in its own right, with a welcoming fireplace, one is immediately struck by the sense of space and grandeur that only a property of such heritage can offer. High ceilings, original proportions, and a fluid flow between rooms set the tone for a home that is both impressive and welcoming. At the heart of the house is a beautifully appointed kitchen/dining room, designed for both family life and entertaining. Modern, fully integrated appliances are complemented by striking ceiling lighting, solid oak worktops and a Tintagel stone floor, with a door opening directly onto the rear terrace — ideal for outdoor dining. There is ample space for a dining table and chairs, making it the natural gathering place of the home. The interior hallway is adorned with a grand sweeping staircase and provides access to a cloakroom and a well-equipped laundry room with laundry facilities. The sitting room is a showpiece room: a vast space with a large period fireplace as a focal point, flanked by two sash windows with charming window seats. Tastefully decorated and bathed in natural light, it is equally suited to cosy indoor evenings or sophisticated entertaining. Upstairs, the ground floor offers two exceptionally large double bedrooms — generous in size and character with original refurbished wooden floors — as well as a luxury bathroom with a roll-top bath and a separate Mira shower as well as marble tiling. A door from this level leads to a charming bridge crossing the garden, adding to the property’s character. The second floor offers two spacious additional double bedrooms with countryside views and another bathroom, complemented by excellent built-in wardrobes and eaves storage, ensuring practicality and elegance throughout. A rare architectural feature crowns the property: the fully functional bell-tower turret enhances the historic charm and visual appeal of the house. SELLER’S NOTE: “We were immediately drawn to this house for its peaceful setting. We wanted to be near Chudleigh — a town so charming, with family and friends there — but we also dreamed of a calm, rural, exclusive place. From our arrival, we knew we had found the perfect balance. One of the things we love is being able to go to Finlake to use the pools and gym. There are countless walks and cycle routes right from the door, which we enjoyed doing with our son, and the on-site bar and restaurant are always very welcoming — it’s like being on holiday every weekend! At home, we enjoy the sun throughout the day — coffee on the veranda in the morning, then relaxing at the rear in the evening as the sun sets. Wherever you sit, it’s quiet and private, and it truly feels like a sanctuary. I work in teams, and there have been many mornings I’ve had a peaceful nap on the veranda — there’s nowhere else like it to unwind. We also loved the idea of living in a place with a real sense of community. The other residents are very friendly, and it’s incredibly safe. There is a real neighborhood spirit here, yet the house itself feels totally private. The location could not be better — easy access to the A38 makes for easy commutes, yet you always feel miles away from the everyday hustle. What really captivated us about the house itself were the rooms — we had never seen proportions this substantial! Each room is spacious yet warm, with high ceilings and large sash windows that illuminate the house. It’s a wonderful space for working from home, and we have always loved the mix of Victorian character and modern comfort. We spent a lot of time and care landscaping the gardens and modernising the interior, adding quality touches such as solid wood flooring on the ground floor and new windows. Parking was also a major advantage — we can accommodate up to six cars, which is ideal when family and friends visit. We will miss our neighbours and the sense of community here, and we know we won’t find another home with rooms like these. But it’s time for the next chapter — and we know the next occupants will fall in love just as we did.” EXTERIOR: In front of the property, a charming veranda with terracotta-tiled floor and timber pillars extends onto a terrace, providing a serene, private space to enjoy the southeast aspect — perfect for morning sun. Steps lead down to a level lawn bordered by mature shrubs and a variety of trees, including a magnolia, bay, eucalyptus and a fig tree, creating a calm, retreat-like atmosphere. Beyond lies parking for three vehicles. At the rear, an west-facing terrace captures the evening sun, ideal for al fresco dining and relaxed summer evenings, with a variety of elegant plants including an oak-leaved hydrangea, a camellia and an eranus. Designed for low maintenance, the terraced garden bursts with seasonal colour and texture, including alpine shrubs and evergreen euonymus, leading to an upper terrace — a peaceful viewpoint with plenty of space for outdoor furniture — easily accessible from the property, on the other side of the yellow balau wooden footbridge from the ground-floor landing, culminating at the two single garages and an additional parking area. Residents also benefit from 4 acres of private communal grounds, including woodland walks and a tennis court. A truly exceptional home, offering the grace of a bygone era with the comfort and convenience of modern living — nestled in a peaceful, character-rich setting. USEFUL INFORMATION: Ownership: Freehold Local Authority: Teignbridge District Council Council Tax: E EPC Rating: C Not registered Public utilities: mains gas, electricity, water and private drainage Service charges: £70 per month – maintenance of communal grounds and the private drainage system – substantial reduction in water bills. Tucked high on Bay View Road, the property provides panoramic views of Westward Ho! and the sea, creating a wonderful sense of space and a striking backdrop to the accommodation. The property is currently arranged as two separate three-bedroom cottages, each providing spacious, self-contained living accommodation. This versatile configuration broadens the range of possibilities and will particularly appeal to buyers seeking multigenerational living, housing for an extended family, an investment opportunity or the potential to create a large six-bedroom family home, subject to the necessary consents. Inside, the two cottages are well proportioned and thoughtfully laid out. Each benefits from its own private living space, including a comfortable sitting room and a separate kitchen, as well as three bedrooms. The current layout allows each part to function autonomously while forming part of a substantial single dwelling. The generous proportions give the home real versatility. For buyers wishing to keep the current arrangement, the accommodation offers the option for two households to live independently under one roof, making it particularly suitable for families with older relatives, grown-up children or regular guests. Alternatively, the property may appeal to those seeking a rental or additional holiday accommodation alongside their own residence. For buyers seeking a more traditional family home, Sunset Heights also offers exciting potential to be reconfigured into an impressive six-bedroom residence. The scale of the property provides ample space to create a large home with several lounges, generous bedrooms and flexible areas that can be adapted for home working, recreation or guest accommodation. A particular standout feature of Sunset Heights is its elevated position. The property enjoys stunning panoramic views toward Westward Ho!, the view greatly enhancing the property's appeal and helping to create a wonderful coastal atmosphere. Views can be enjoyed from various parts of the property and are complemented by generous outdoor space. Outside At the rear of the property is a large enclosed garden offering excellent space for families, entertaining and outdoor relaxation. The garden provides ample room for children to play, for keen gardeners to create planted spaces or simply to enjoy the surroundings during the warmer months. A raised wooden deck forms a particularly attractive element of the outdoor space. Providing enough space for an outdoor dining table, chairs and extra seating, it creates a perfect area for al fresco dining, summer entertaining or family and friends relaxation. Its elevated position takes full advantage of the property's outlook and provides a natural extension of the indoor space. The enclosed nature of the garden enhances practicality, especially for families with children or pets, while its size allows buyers to tailor the space to their needs. In front of Sunset Heights is a wide off-road private parking area, providing convenient parking for multiple vehicles. This is a particularly useful feature for a property of this size and further enhances its suitability for large families or multigenerational living. ENTERING THE INTERIOR Luxury, comfort and style are the perfect words to describe Downend, and this is evident as soon as you step through the door. At the heart of the home is the kitchen/dining/family living space, well equipped with a generous, relaxed lounge area and an original 1930s fireplace. The stunning kitchen includes a full Fisher & Paykel appliance suite, expansive quartz worktops, a reachable pantry and exceptional craftsmanship throughout the room, creating a space where everyone will want to gather. Beyond the kitchen, doors open straight onto the rear gardens, while the adjoining utility could easily be converted into a second kitchen to serve bedroom 6, which benefits from an en-suite shower room and garden views. A cosy living space nearby could also serve as a family room, creating a self-contained ground-floor living area, ideal for anyone needing independent space in the home. The living room overlooks the front and rear, with an original open fireplace now set up as a family cinema. From here, doors open onto the spacious games/living room, a superb entertaining space with dedicated areas for pool, a built-in indoor hot tub, or folding doors to the rear terrace to enjoy the breathtaking views. On the ground floor, the master bedroom is a retreat for relaxation and luxury, with a spacious dressing area and an en-suite bathroom with a well-appointed walk-in wardrobe. A private door opens onto the balcony, allowing you to fully enjoy the stunning views. Bedrooms two and three each have their own en-suite facilities, while bedroom four benefits from using the family bathroom, with a separate shower and a house bathroom featuring a striking view. The second floor offers an exceptional self-contained suite, ideal for a teenager or guests, with a generous bedroom, an en-suite, and an additional room currently used as a private sitting room, absolutely perfect. The Downmead Studio A boutique retreat or the perfect annex, where luxury meets lifestyle Nestled in a peaceful, private corner of the park with panoramic views over the adjoining countryside, the Downmead Studio is much more than a boutique-style Airbnb; it is a beautifully designed standalone home in its own right. From arrival, the sense of space and style is evident. A generously proportioned open-plan kitchen, living and dining area forms the heart of the home, offering a warm and welcoming atmosphere, enhanced by an air-source heat pump and underfloor heating for year-round comfort. There are two spacious double bedrooms, complemented by two luxurious bathrooms finished to a high standard. A private terrace with a hot tub – the perfect place to unwind and enjoy the tranquil surroundings. Every element has been designed for modern living, combining stylish design with practical touches, making The Studio a highly sought-after annex, a luxury retreat or a full-time home you will fall in love with. OUTLOOK Downmead sits well back on its generous circa 0.6 acre plot, perfectly placed to enjoy the superb views of the countryside at the rear, stretching across the Blackdown Hills. The south-facing gardens are at the front of the property, with level lawns edged with established shrubs, trees and hedging, offering total privacy and a wonderful sense of seclusion. A wide driveway leads to the front of the house and a double garage, while adjacent, a path leads to The Studio and another secluded garden space. At the rear of the main house, where the view is optimal, a large terrace with a covered outdoor kitchen provides the perfect space to relax or entertain, with doors opening directly from the house to create a seamless indoor-outdoor flow. Hidden discreetly under the bridge is a charming nod to the past, an Anderson air raid shelter from World War II, now providing additional useful storage space. Extra guest parking for the Studio is found at the top of the garden. SELLERS’ NOTES We moved to Downmead nine years ago and have absolutely loved living here. Now that our children are older, we’re ready to start our next adventure and have already begun renovating our new home. When we bought the house, it was a family home in good condition, just a bit basic, so we renovated the entire house from top to bottom. The fireplaces and hallway floor are original to the house’s construction, and there is even an Anderson shelter in the rear gardens under the external bar. The view from the house is amazing all year round and we will miss it terribly, as well as the peace and quiet. The house is one of the largest in the village and we greatly benefit from having some of the best schools statistically within easy reach. The studio is the latest addition built two years ago and is perfect for holidays and accommodation when our family comes to visit and never wants to leave. It’s time for Downmead to be handed on to its next family to create new memories. SERVICES/NOTES Power and water from the mains – mains drainage to Downmead as well as oil-fired heating. The studio has private drainage as well as an air-source heat pump, underfloor heating and solar panels. More information

A rare and highly versatile commercial opportunity occupying a prominent and accessible position at Pathfields Business Park, together with the considerable added benefit of a substantial four-bedroom detached residence.Morwenna offers a rare opportunity to acquire a well-established commercial yard with extensive workshop, storage and office accommodation in one of South Molton's principal employment locations. Extending in total to approximately 0.60 acres, the property combines a substantial concrete yard with more than 4,500 sq ft of adaptable commercial buildings, excellent vehicular access and a prominent position on Station Road. For businesses seeking a base in North Devon, the location is a particular strength. Pathfields Business Park sits immediately to the north of South Molton and has developed into the town's principal commercial and employment area, accommodating an increasingly broad mix of industrial, trade, distribution and office occupiers.Station Road forms one of the established routes through the commercial area and provides straightforward access towards the A361 North Devon Link Road, placing Morwenna in an excellent position for businesses requiring regular vehicle movements, deliveries, customer access or connections across the wider region. The site's roadside presence also provides a level of visibility which is increasingly difficult to find alongside a yard of this scale. The A361 is North Devon's principal east-west road connection, providing direct links towards Barnstaple and the wider North Devon area to the west, and towards Tiverton, Junction 27 of the M5 and the national motorway network to the east. Recent major investment in the North Devon Link Road has further improved sections of the route and key junctions, reinforcing South Molton's strategic position for businesses serving both North Devon and markets further afield.Pathfields itself is an established and expanding employment location, with further employment land identified around the business park as part of South Molton's longer-term growth. Combined with significant planned residential expansion around the town, this underlines South Molton's continuing development as an important commercial and service centre for this part of North Devon.Against this backdrop, Morwenna presents an exciting opportunity for an owner-occupier, trade business, contractor, engineering or workshop operation, storage/distribution business or commercial investor, with considerable scope to adapt the existing buildings and yard to suit individual requirements, subject where necessary to planning and other statutory consents.THE COMMERCIAL PREMISESThe commercial element is approached through a wide shared entrance from Station Road, beyond which a secure steel-gated access opens into an extensive concrete yard. The yard provides excellent circulation and external storage space and incorporates a seven-bay materials bunker at its far end. Its configuration lends itself particularly well to businesses requiring secure outside storage, vehicle and machinery parking, loading space or regular commercial vehicle movements. The principal building incorporates a substantial two-storey stone barn, providing highly adaptable workshop and storage accommodation. At ground-floor level is a large open commercial space measuring approximately 51'5" x 20', incorporating staff WC and storage facilities, together with two additional internal bays, each approximately 21'5" x 8', and a lean-to measuring approximately 27'5" x 7'.Stairs rise to an impressive open first-floor area measuring approximately 71'3" x 22'3", providing extensive additional storage or workspace. At the southern end of the building is a separate entrance lobby with stairs leading to an office measuring approximately 16'7" x 10'4", allowing administrative accommodation to be conveniently separated from the principal working areas.Alongside the main building is an open-fronted four-bay shed measuring approximately 48' x 26'6", of timber-frame and concrete-block construction, providing further valuable covered storage.Collectively, the buildings provide in excess of 4,500 sq ft of accommodation, complemented by the extensive concrete yard. The combination of buildings, secure yard, access and location creates an unusually flexible commercial holding with considerable potential for continued use in its present form or adaptation for alternative commercial purposes, subject to the necessary consents.AN ADDITIONAL ADVANTAGE – THE FOUR-BEDROOM HOUSEA particularly valuable feature of the sale is that the commercial premises are accompanied by Morwenna, an attractive and exceptionally well-presented four-bedroom detached house.Rather than being the principal focus of the offering, the residence represents a substantial additional benefit rarely available with a commercial property of this nature. It creates obvious possibilities for an owner wishing to live alongside their business, while equally offering potential for management or staff accommodation, separation from the commercial operation or an additional income-producing asset, subject to any relevant consents. The house has been maintained to an excellent standard and provides generous family accommodation arranged over two floors.A glazed entrance opens into the entrance lobby and onwards to a welcoming hall with engineered oak flooring. The triple-aspect living room features a fireplace with slate hearth and wood-burning stove, together with sliding patio doors opening onto the rear garden. There is a separate dining room, while the spacious kitchen/breakfast room is fitted with a comprehensive range of oak-fronted units and integrated appliances. A side hall provides access to a useful snug/study, cloakroom and utility room, with internal access into the integral garage. On the first floor, a galleried landing serves four bedrooms and the family bathroom. The principal bedroom benefits from fitted furniture and a modern en-suite shower room with underfloor heating. Bedroom two is also a generous double with built-in wardrobes, while bedrooms three and four both have fitted storage. The family bathroom is comprehensively appointed with both bath and separate shower.GARDENS, GARAGING & PARKINGThe residential element is complemented by enclosed gardens extending around three sides of the house, incorporating lawns, paved seating areas and established planted borders. There is generous private parking together with a detached double garage, in addition to the garage integral to the house.THE OPPORTUNITYMorwenna stands apart from conventional industrial and commercial property by combining the characteristics businesses often find hardest to secure in one location: a substantial secure yard, extensive and adaptable buildings, office accommodation, prominent access, proximity to a strategic road network and a sizeable detached s position at Pathfields Business Park is central to its appeal. With the surrounding commercial area continuing to develop and South Molton identified for further employment and residential growth, this is an opportunity to secure a substantial freehold holding within one of the town's key business locations.Whether required as a headquarters for an established local company, a base for a growing trade or contracting business, workshop and storage premises, or a commercial property with longer-term redevelopment potential, Morwenna offers considerable flexibility – with the four-bedroom detached home providing an exceptional additional advantage. In total, the property extends to approximately 0.60 acres.Potential purchasers should make their own enquiries regarding planning, business use, rates and any alternative use or redevelopment proposals.RATEABLE VALUE £20,750 UBR As of April 2026, the Uniform Business Rate (UBR) multipliers are 43.2p in the pound for properties with a Rateable Value below £51,000 and 48.0p for properties at £51,000 or above. The Rateable Value has been obtained from the Valuation Office Agency at the time these details were prepared. Prospective occupiers should verify the current Rateable Value and multiplier with the Valuation Office Agency or via the GOV.UK website. The owner/managers house ‘Morwenna’ is current rated separately from the yard being a residential band ‘E’ under NDDC. The vendors advise the current business rate per annum for the yard is £13,750. VATWe understand that our client has not opted to charge VAT. All interested parties should make their own enquiries of HMRC.PLANNINGIt is the responsibility of the proposed buyer to satisfy for themselves independently that their intended use complies with existing planning permission by contacting the local council planning department. The cost of any change of planning use is the buyers responsibility.

Flete House is perched high above the River Erme, which meanders to the sea. A tranquil footpath from its gardens leads to Mothercombe Beach. The welcoming entrance hall is accessible through magnificent antique doors, where you may meet one of the esteemed residents enjoying this communal space.
These premises feature a splendid formal dining room where residents are served lunches or occasional dinners. A richly adorned library with a breathtakingly designed architectural and artistic fireplace, a lounge with comfortable sofas and a baby grand piano. And a charming snooker room where residents regularly host competitions. A dedicated staff is always on hand to meet residents’ needs, serving Sunday lunch and afternoon tea, ensuring a pleasant experience for all residents. Flete House is not just a residence; it is a Grade 1 listed exquisite historic home that embodies grandeur and charm. For generations, the Mildmay family proudly owned this notable property. The family continues to be part of their legacy with the neighboring estate of Flete. The impressive entrance to Flete House is a gentle walk through the old estate with its ancient chestnut, beech and oak trees. They lead you through wrought iron gates to the residents’ gravel parking. The red limestone crenellated walls create an unconventional yet striking visual that leaves a lasting impression. The meticulously maintained gardens, spanning 12 acres, offer a magnificent display of seasonal plantings and stately parkland trees, including charming Dutch and Italian gardens, complemented by a tennis court and a croquet lawn.
Apartment 2. The entrance door opens onto the main living room, with stunning decor including an impressive oak parquet floor, an Italianate stucco ceiling with a Tudor Rose motif, bordered by striking green and white angel, ribbon and urn motifs. Around the walls are square oak panels with shelves and built-in furniture, some with glazed fronts, others in oak. Beneath the six arched windows and granite-framed, there is a long window seat with a low radiator underneath.
There are double-angled windows letting in abundant light. Each window has folding oak shutters, and there is a brass curtain rod above. Dominating the room is a spectacular granite fireplace edged with glazed terracotta mini-squares, embossed with a partial lily and heart motif. At the back of the room, large oak doors reveal a compact, well-equipped kitchenette with pretty pastel-green cupboards adorned with metallic copper-coloured fittings. There is a Bosch electric fan-assisted oven with a hob and a wok, plus a Neff extractor. Integrated wine storage and circular stainless steel sinks paired, one shallow for rinsing and the other standard depth… A wooden door discreetly opens to carpeted green stairs leading to the ground-floor landing. The landing includes a storage room, a second storage area with shelves/cupboards, a door leading to the toilet, and a separate door to the main bathroom. The bathroom features a corner shower, a bathtub with a shower attachment, and a sink. There are white timber-effect desk drawers with a laminate floor and chrome fittings, plus a glass shelf and white-painted wooden shelves. A discreet storage cupboard houses the washing machine. A panelled wooden door descends a few steps to the larger suite/bedroom, half-height oak panelling, with an oak floor and a fully squared oak ceiling. Currently, this bedroom is furnished with a huge four-poster bed, two massive Welsh chests, and a large sofa. Twelve double-angled granite windows overlook the estate and the tennis court. And a separate door leads outside to the main house, near the library. Above the panelling, the room is decorated with a warm-yellow painting. Again, wooden folding shutters in oak adorn the windows with wide oak floor boards and an enormous imposing granite fireplace. The fireplace bears the initials T and H, as well as a family coat of arms engraved on the façade. Inside, there is a full ironwork canopy and terracotta-coloured glazed miniature tiles around the granite hearth. The fires are decorative owing to the age of the building; open fires in the flats are not permitted. This wonderful house has a historic look and is very charming. Through the internal stairs, it may suit someone in good shape. Dogs or cats may be permitted with the kind permission of Audley. The monthly service charge is about £1,670.09. This includes buildings insurance, window cleaning, electricity, water, and oil-fired central heating. It also covers staff salaries, ensuring 24 houses on site are staffed, as well as full-time gardeners.

Introduction
Aller Farm House is a beautifully presented Georgian house in a wonderfully private location on the edge of Bovey Tracey. With distant valley views, generous proportions and more than five acres of grounds including a paddock and outbuildings, it offers a peaceful rural setting close to town and Dartmoor. For horse owners, it also offers excellent equestrian potential with direct access to superb riding paths.
The House
Expanded in the early Georgian period from a traditional farm to create a commanding home with a pretty Georgian façade, this non-listed property features classic symmetry, sash windows and a slate roof. Inside, rooms are elegant, bright and spacious, with a layout that makes full use of orientation and natural light. The two main reception rooms are at the front of the house, both with wood-burning stoves and overlooking the gardens and surrounding countryside. The kitchen’s breakfast room has south‑west views, a swept beam and a dual-fuel AGA as well as a range of appliances.
Original features remain throughout, including fireplaces, a boot room and a broad staircase rising from the reception hall. Upstairs there are four large double bedrooms. The principal bedroom and guest bedroom both have en-suite facilities, while two additional doubles share the family bathroom with a separate shower. There is also a convenient shower room on the ground floor. A staircase from the ground-floor landing leads to the large loft, which spans the full width of the property and offers an excellent opportunity to create additional bedrooms or a large en-suite suite (subject to planning).
Grounds and equestrian potential
The property extends to approximately 5.37 acres, accessed via a long private driveway. The grounds include two paddocks, three-sided gardens, and a range of useful outbuildings including a double garage, stores and a stable with two loose boxes and a tack room.
For horse purchasers, the setting is a real advantage. The current owners’ daughters would regularly ride directly from the property, along Little Johns Walk (a public road) to Furzleigh Cross, where one can cross the quiet lanes and bridleways around Hennock or continue along forest tracks around the reservoirs. For moorland riding, there is a short stretch of about 100 metres along the A382 before turning left onto Ashwell Lane and entering the moor via Pullabrook and Lustleigh. From there, there are exceptional walks in all directions and endless routes once on open moor. The family were active members of the South Devon Moorland Pony Club, which gives an idea of the property’s ideal position for anyone with horses.
Lifestyle
This location places you directly on the edge of Dartmoor National Park, with granite tors, heathland, wooded valleys, rivers and miles of walking, cycling and riding trails. Bovey Tracey, nearby, offers independent shops, cafés, a farmers’ market and useful amenities such as GP, dental and veterinary services.
The picturesque village of Lustleigh and the vibrant community of Moretonhampstead are also nearby, offering more choice of local shops, pubs, tea rooms and village life.
School options are excellent, with the renowned Stover School a few minutes by car, and Exeter’s top independent schools, including Exeter School and The Maynard School.
Exeter itself is highly accessible, typically within about a half-hour drive, making it easy to explore the city’s wide range of Princesshay shops, restaurants, cafés, cultural venues, riverside walks and the historic Cathedral Quarter. The city also offers major employment centres, hospitals, health services and the university, making it a convenient base for work and family life.
For coastal lovers, Teignmouth and Shaldon beaches are about twenty minutes away. The stunning coves and sandy beaches of the South Hams are about forty-five minutes away, offering an easy escape for day trips.
Rail links are strong with quick access to the A38 for Exeter, Plymouth and the M5, while Newton Abbot and Exeter St Davids offer fast direct trains to London Paddington.

Introduction
Tucked away at the end of a private lane in the beautiful Teign Valley, Frank Mills House is a wonderfully peaceful country home set within the Dartmoor National Park. Originally two cottages, the property was later combined to create one substantial and characterful home, now surrounded by its own gardens and grounds with far-reaching views across the valley and countryside beyond.
Offering both privacy and accessibility, this is a home that feels delightfully secluded, yet remains well placed for Exeter, Plymouth and the A38. The house is light, welcoming and full of character, with generous accommodation that works beautifully for family life, entertaining and enjoying the lifestyle on offer in this very special part of Devon.
The Inside
Frank Mills House offers bright and well-proportioned accommodation, with a lovely sense of character that reflects its origins as two cottages that were thoughtfully brought together to form one home. Large windows draw in the natural light and frame views of the surrounding gardens and valley, giving the house a warm and uplifting feel throughout.
From the parking area, the main entrance leads through a conservatory, a welcoming and light-filled space with a sunny aspect and direct access into both the sitting room and the kitchen. At the heart of the home is the impressive kitchen breakfast room, a generous everyday living space with room to cook, dine and relax. The room features an AGA, bespoke fitted units, granite worktops and splashbacks, together with a central island that provides additional preparation space and helps define the layout. There is ample space for a large dining table and, at one end, a wood burner creates a cosy seating area for the cooler months. Just off the kitchen is a large utility room and pantry with access outside, providing exactly the kind of practicality that suits country living so well.
The sitting room is another wonderfully proportioned reception room, with windows to the front and side elevations and French doors opening into the conservatory. It is a bright and comfortable space with a wood burner and plenty of room for a full range of furniture. There is also a separate dining room, again with a wood burner, which offers excellent flexibility as a formal dining room, second sitting room, library or study. Together with the hall and study area, cloakroom and kitchenette, this part of the house could also work especially well for those seeking annexe-style potential for a dependent relative, guest accommodation or a degree of separation for multi-generational living.
Upstairs, the bedrooms are arranged around a central landing. All four are excellent double rooms, each enjoying lovely natural light and views over the surrounding grounds and valley. The principal bedroom has an en suite with bath and separate shower, while the remaining bedrooms are served by two further bathrooms, one with bath and separate shower, and one with shower.
The Outside
The grounds are a particularly attractive feature of Frank Mills House and provide a wonderful setting for the house. Extending to around 1.75 acres, they have been arranged to create an appealing mix of formal gardens, lawns and outdoor seating areas, all making the most of the peaceful surroundings and lovely valley views.
Beyond the formal gardens, the property also includes a lovely orchard, paddock, a stable block which has three good size boxes, the largest of which is currently used as an art studio and is complete with woodburner. There is a yard area and an outdoor all-weather tennis court, giving the home excellent versatility for buyers with equestrian interests or simply those who value outdoor space and lifestyle. There is also ample parking together with a detached garage.
Location
Frank Mills House enjoys a particularly special position in the Teign Valley, tucked away within the Dartmoor National Park yet still highly convenient for everyday life. The setting offers a wonderful sense of peace and escape, surrounded by beautiful Devon countryside, while the A38 is within easy reach, making travel to Exeter, Plymouth and the wider South West refreshingly straightforward. The nearby villages of Christow and Trusham add to the appeal of the location, while Chudleigh and Bovey Tracey are both within convenient reach for day-to-day needs.
A real benefit of living here is the proximity to Canonteign Woods, with access just metres away from the property. It is a wonderful resource to have on the doorstep and has provided beautiful walks over the years, particularly for those with dogs or those who simply enjoy being out in the countryside.
This is an area that will particularly appeal to buyers who enjoy the outdoors. The Teign Valley is known for its beautiful scenery, woodland and walking, and Canonteign Falls, one of the area’s best-known attractions, is close by, with waterfalls, lakes, gardens and far-reaching views across the Devon countryside. The valley also has a rich history, with local links to the mining heritage that helped shape this part of Devon in the nineteenth century.
For those balancing country living with accessibility, the location works especially well. Exeter is readily accessible for a wider range of shopping, dining, schooling and cultural amenities, while Exeter or Newton Abbot provide mainline rail connections to London Paddington in around 2.5 hours, making the property a realistic option for buyers who may still need to travel for work or regular commitments. Christow also has its own primary school, which will be of interest to families looking for a village setting with practical convenience.
Altogether, Frank Mills House offers the kind of location that is increasingly hard to find: properly rural and wonderfully scenic, yet not isolated. It is a setting that gives easy access to Dartmoor, the Teign Valley and the coast, while still allowing Exeter, Newton Abbot and the main road and rail networks to remain comfortably within reach.

INTRODUCTION At the end of a long private drive and surrounded by the stunning Dartmoor countryside, Shaptor Farm offers an exceptional opportunity for dual living with a sense of seclusion and exclusivity in a wonderful rural setting. The property comprises an attractive four-bedroom farmhouse and The Linhay, a substantial two-bedroom annexe, providing great flexibility for multigenerational living, family visits, working from home or guest accommodation. Located in Dartmoor National Park with just under three acres, including a paddock, the property combines generous accommodation, useful outbuildings and a peaceful countryside lifestyle, all easily accessible from the village of Hennock, Bovey Tracey, Exeter and the coast. ENTRANCE The main farmhouse is warm and characterful, with a practical layout that suits daily family life and entertaining. The accommodation is arranged so that the principal ground-floor rooms are naturally connected to each other, each with direct access to the garden, creating an easy relationship between the house and its rural surroundings. The kitchen is a generous and functional space, equipped with ample units and centered around a traditional range cooker. A stable-style door opens directly to the outside, making it especially convenient for bringing groceries in, returning from the garden or managing daily country life, and the light floods the room through large windows. From there, the house opens onto the dining room, a welcoming and sociable space at the heart of the home. This room originally served as the farm kitchen, and the exposed brick fireplace remains an attractive original feature, bringing warmth and character even though it is no longer used. There is ample space for a sturdy dining table, while the open connection to the adjacent sitting room creates a relaxed and convivial atmosphere. The sitting room is particularly spacious, with varied seating areas as well as a dedicated workspace or reading nook. A large fireplace with a dual-fuel burner forms a natural focal point, while French doors lead to the conservatory. The conservatory provides a bright reception space, with bi-fold doors opening directly onto the garden and views over the estate. Multiple garden access points reinforce the sense of space and make hosting, entertaining and outdoor family living especially easy. A handy boot room provides a valuable entry for boots, coats and muddy storage, with an adjacent shower and utility room for extra comfort. Upstairs there are three well-proportioned double bedrooms, including the principal bedroom. The family bathroom is accessible from the landing but also has a second door giving direct access to the main bedroom, allowing it to function as an en-suite while remaining accessible to the rest of the home if needed. A fourth bedroom occupies the second floor, creating a more private, versatile space suitable for a older child, guest accommodation, a home office or a peaceful spare room. The character is evident throughout, with imposing walls, exposed stone, and timber-framed doors and windows framing distant views of the countryside. THE LINHAY The Linhay offers substantial, highly versatile ancillary living accommodation with a distinct character and a two-storey layout. It is ideally suited to multi-gen living, independent accommodation for adult children or relatives, regular guests, working from home, or a combination of these uses. The ground floor provides access to a wide central reception hall, where exposed stone, substantial timber beams and traditional boarded doors immediately establish the rustic character of the building. The space is large enough to function as a separate living area, creating a welcoming and practical hub for the accommodation. From there, the ground floor leads to two bedrooms. The principal bedroom is particularly well-proportioned, while the second bedroom could also serve as an office or recreation room if needed. A nearby bathroom makes the layout convenient for residents and guests. Useful built-in cupboards provide valuable storage and help maintain a relaxed interior feel. A wooden staircase rises to the first floor, where the accommodation opens to a striking kitchen, living room and dining area spanning around 12 metres. This is the most striking space of The Linhay, combining a substantial volume with a vaulted timber ceiling, exposed beams and distinctive stone sections. The kitchen is located at one end of the room and is equipped with a range of units, work surfaces and integrated appliances; it is a defined space while preserving its open character. There is ample space for a large dining table, as well as a generous living area that can be arranged to suit the occupant’s needs. Lanterns and windows bring natural light into the room, while the high ceiling and visible structure create a wonderful sense of space. The result is a warm and welcoming environment, equally suitable for relaxed daily living and for hosting larger groups. An additional shower on this level adds convenience and enhances the flexibility of the accommodation. Overall, The Linhay appears far more substantial than a conventional annexe, offering a truly independent and characterful living space while remaining closely connected to the main farm. OUTDOOR LIVING Shaptor Farm is approached via a long driveway of about 430 m (1,400 ft), passing well-kept fields on either side, shared with only one neighboring property, immediately creating a sense of arrival and exclusivity. Located under the trees of Shaptor and well away from passing traffic, the property enjoys a wonderfully peaceful and private setting in its rural environment. The grounds extend to just under three acres and include front and rear established gardens, southerly aspect, a wildlife pond, a trimmed field and a level paddock. Taken together, they offer broad potential for riding, small ventures or simply enjoying a more self-sufficient countryside lifestyle. The Linhay benefits from its own private garden, separated from the main gardens, yet conveniently connected by a secure access. This enhances its independence and makes it particularly suitable for multi-gen living or guest accommodation. There is ample space for outdoor dining, gardening and for children and pets to roam, with the surrounding countryside providing an attractive setting throughout the seasons. A standalone garage provides secure storage, while two additional outbuildings offer practical space for tools, equipment, hobbies or general storage. The generous driveway provides ample parking for multiple vehicles. Sharply restored in recent years, the house marries beautifully preserved Tudor craftsmanship with stylish contemporary living spaces, providing a setting of rare dramatic architecture and heritage. Located in a highly sought-after spot on one of Exeter’s most historic lanes, in the heart of the city. The surrounding neighbourhood offers a dynamic mix of independent shops, restaurants, cafes and galleries. The property is exceptionally well connected. Exeter’s main stations provide regular services to London, while Exeter Airport offers convenient regional and international connections, making Mol’s House an attractive and accessible city residence for both British and international buyers. The Accommodation: Spanning multiple floors, combining historical character with thoughtful restoration, offering views few private residences in Exeter can match. Access to the property is via a landscaped garden in the courtyard, with steps leading to the front door. The principal reception room, known as the Armada Room, is an extraordinary historic space overlooking the cathedral and the lawns through deep bay windows. With oak panelling and hand-painted armorials from prominent Devonshire families, including Sir Francis Drake. A striking central fireplace and historically carved woodwork add further charm. A corner area has been converted into a charming bar nook, with a sink and a wine cooler. The next floor serves as a bedroom suite. The principal suite benefits from high ceilings and excellent natural light thanks to the large window and skylight. Built-in wardrobes provide excellent storage, while a luxurious en-suite shower room with underfloor heating completes the suite. After the 1530s Reformation, the property passed into private ownership and was entirely remodelled in 1596 as a city toll house, including the addition of royal arms that remain on the front of the property today. In 1726, the building began a new chapter as a café, regarded by some historians as one of the first of its kind in Britain, taking the name Mol’s after its first owner, Mary Wildly. Remarkably, for more than a century afterwards, the café was run exclusively by women until its closure in 1829, securing its place in Exeter’s rich social history. The property retains many original features, offering a rare glimpse of the architecture of the period. A truly unique property. Heritage properties of this character rarely come to market. Mol’s House is not merely a home but a tangible piece of Exeter’s living history. It is an extraordinary opportunity for those who value architecture, narrative, and the preservation of historic buildings. Services: mains electricity, water and drainage. Bedroom 3 also provides access up to the loft space. The outside of this wonderful property is real stand out feature. The property is approached by double pedestrian gates via a gravelled pathway to a sunny aspect patio and terrace. The views that stretch over the mature gardens are simply sunning. The large, landscaped gardens and grounds are an absolute delight and are a haven for birds of all descriptions. There are two main areas of garden that sit just below the property to the front which predominately laid to lawn and are surrounded by a large variety of mature shrubs, attractive flowers and verdant vegetation. These lawned areas are very private and could be used for aesthetic and recreational purposes. There is also a useful lean-to, shed and greenhouse neatly tucked away within the grounds. To the side of the property there is a log store and a three tiered decking area with a covered hot tub. Behind the hot tub, further steps take you up to a gym, which could also be utilized as a home office or work shop. The views at the top of these steps are incredible! From the road there are double opening timber gates that provide access on to a private driveway that has ample space to park multiple cars. There is also a detached double garage with boarded roof storage and solar panels. Opposite the property on the other side of the road, timber double gates lead in to an additional hard standing area with ample parking for several vehicles. The current owners park their campervan in this space and have installed an outdoor power supply which would be suitable to charge electric vehicles. Beyond the hand standing, there is a large separate paddock area of approximately 1 1/4 acres which has a small gently flowing stream which runs along the Southern boundary. Lee is a charming, small coastal village which lies immediately west of the town of Ilfracombe. There is local public house serving food, village hall and church as well as the rocky cove bay and beach and Lee has a very active community with various clubs and associations. Ilfracombe is located just 2 miles away and has a variety of shops and supermarkets including Tesco, Co-Op and Lidl as well as schools for all ages, a theatre, swimming pool, a variety of good quality restaurants, small hospital and health centre as well as the picturesque harbour and quay which is home to Damien Hirst's 'Verity' statue.Barnstaple, which is North Devon's main trading centre, is approximately 14 miles away and has many of the big name shops, a rail link and direct access onto the A361 North Devon link road which joins the M5 at junction 27. The property currently makes for a comfortable home for the growing family but would also suit those seeking a sizeable property to relocate or as a sound holiday investment. This truly exceptional home warrants an early internal inspection to avoid disappointment.

The Old Cider Barn takes its name from its rich heritage. Once a working cider barn, it has been transformed into a home of exceptional quality and character. Following their purchase, the current owners lived in a caravan on the driveway while undertaking a comprehensive renovation, ensuring every aspect of this truly unique home was completed to an exacting standard. The impressive refurbishment begins in the entrance hall, where a fully glazed staircase rises to the first floor. To the rear is a study overlooking the gardens, currently utilised as a boot room and a practical space for the family’s dogs to signed and installed in 2023, the bespoke kitchen was a significant undertaking, carefully planned to complement the property’s curved walls. Entertaining was central to the design, resulting in an abundance of storage alongside a comprehensive range of integrated appliances, including a dishwasher, oven, combination microwave oven, full-height fridge and freezer, pantry cupboards with pull-out drawers, and a four-ring induction hob with a downdraft extractor. Positioned directly in front of the window, the hob allows the chef to enjoy delightful views across the gardens while cooking, making the most of the property’s beautiful setting. A Quooker tap completes this exceptional kitchen, providing the convenience of instant boiling water.Open plan to the kitchen is the dining room, where a substantial original ceiling beam provides a reminder of the building’s history, beautifully contrasting with the modern yet sympathetic renovation. This historic beam is the main reason why the property holds a Grade II listed status. The utility room offers generous storage to complement the kitchen, together with a Belfast sink, space for white goods, and the boiler, which was replaced in approximately 2022.The ground floor cloakroom has been finished to the same exceptional standard, featuring an Armera vanity unit and basin, complemented by state of the art wall tiling.A spacious, triple aspect sitting room enjoys an abundance of natural light through its floor-to-ceiling windows, creating awonderful outlook across the beautifully landscaped gardens. A long glazed walkway leads to the magnificent former cider press room, where fitted bookcases create an impressive library area and make excellent use of the connecting space. This extraordinary circular reception room is undoubtedly one of the property’s defining features, showcasing a stunning panelled domed ceiling, while a contemporary cylindrical gas stove echoes the room’s distinctive shape. Windows perfectly frame the surrounding gardens, creating an exceptional space for both relaxing and entertaining. The first floor is home to the impressive principal bedroom suite, complete with a fully refitted en-suite shower room featuring a Roca smart toilet and a dual-fuel heated towel rail. The bedroom benefits from extensive fitted wardrobes, complemented by a separate dressing room with additional built-in storage. Two further double bedrooms are both fitted with Velux windows, each complete with integrated blinds. The family bathroom has also been comprehensively refurbished and features excellent built-in storage, together with a triangular bath that has been cleverly designed to maximise the available space. A contemporary ‘floating’ WC completes this stylish room. The extensive renovation continued outside, where electric entrance gates, installed in late 2023, open onto a beautifully relaid driveway, completed as the final phase of the refurbishment. The original garage was demolished and replaced with an impressive double garage featuring an electric door. Above the garage is a useful storage room offering excellent potential to be converted into a home office, gym or hobby room, subject to the necessary planning consent being obtained. In 2025, solar panels with battery storage were installed on the garage roof, together with an electric vehicle charging point, providing energy-efficient additions to the property. The gardens have been landscaped to the same standard as the house, with every element carefully considered to create year-round structure, colour and interest. Inspired by the tranquillity of Japanese gardens, the front section features an elegant bamboo water feature, a magnificent Cryptomeria japonica (Japanese cedar) and a beautiful collection of colourful Acers, creating a peaceful setting. This gives way to a traditional English garden, planted with a variety of fruit trees including apple, plum and fig. At its heart sits an elegant gazebo, sympathetically restored by Crown Pavilions, with fully adjustable sides, providing a delightful place to relax and enjoy the gardens throughout the year.To the rear, the gardens adopt a distinctly Mediterranean character, where a beautifully designed al fresco dining terrace and an attractive raised pond create an inviting space for outdoor entertaining and making the most of warmer days and evenings.Sellers InsightWhen we first came across The Old Cider Barn, we knew it was exactly the sort of project we were looking for. It sits in a quiet position within Whimple, whilst still being within easy walking distance of everything the village has to offer. The house needed bringing up to date, but we could immediately see its potential. We've always enjoyed renovating homes and creating gardens, so being able to transform both the house and the outside space has been a pleasure. Looking back now, it has been very satisfying to see how far it has come. One of the nicest things about living here has been becoming part of the Whimple community. We were made to feel welcome from the start, and before long we found ourselves getting involved. We have run the hot food stall at WhimpleFest for the past three years, opened our garden for Hospiscare and, together with a few other residents, started the Whimple Garden Safari, which has helped raise around £2,000 each year towards the Village Hall extension fund. Carol has also thoroughly enjoyed being part of the Community Choir. We like to think we've given something back to a village that has given us so much.Day-to-day life here is easy. You can walk to the village shop, doctors' surgery, hairdressers, church, primary school, two pubs with restaurants and even the mainline railway station. Despite having everything close by, Whimple has kept its character as a peaceful Devon village.Inside the house, the circular sitting room has become one of our favourite places. It has hosted Christmas celebrations and family gatherings over the years, but it's just as lovely for a quiet coffee or sitting down with a good book. We have enjoyed updating every part of the property whilst keeping its character. The garden has probably changed the most since we moved here. We've created different areas to enjoy, including productive vegetable beds and greenhouse, colourful planting and a Mediterranean-style seating area. The gazebo, complete with power and lighting, has been the setting for many meals with family and friends on warm evenings.Backing onto the Parish Field has been another benefit. It's a peaceful green space with the cricket ground just beyond, making it ideal for walking the dog and meeting neighbours. Although there is a road beyond the drive, it is only lightly used and never detracts from the peaceful setting.Whimple has always been an excellent place to live. As it isn't a village people drive through to get elsewhere, it has remained quiet whilst still offering easy access to Exeter via the A30. We regularly shop in nearby Ottery St Mary, and the coast at Budleigh Salterton, Seaton and Lyme Regis is close enough for an enjoyable day out. The M5 is also only around 15 minutes away, making it easy to travel further afield. We have always enjoyed taking on a new project, and that's the only reason we're moving on. If the right house had come up in Whimple, we would happily have stayed. It is a very special village and one that we shall miss enormously. We leave with many happy memories, good friends and the satisfaction of knowing we've restored The Old Cider Barn into the home it is today.
